Job Description:

We are seeking a highly skilled and experienced Repairs & Maintenance Manager to join our team at Ann Pettengell. As a key member of our facilities management team, you will be responsible for overseeing the operational delivery of a high-quality repairs and maintenance service across our mixed tenure housing stock.

Key Responsibilities:

  • Operational Delivery: Oversee and be responsible for the operational delivery of a high-quality repairs and maintenance service across mixed tenure housing stock, enhancing the customer experience.
  • Void Repairs Management: Responsible for the operational management of void repairs through a surveyor and contractor.
  • Strategic Direction: Contribute to setting the strategic direction and budgets of managed service.
  • Reporting and Data Analysis: Establish effective reporting mechanisms for repairs data to ensure services are monitored effectively and future demands and impacts can be identified to drive service delivery plans and budget setting.
  • Customer Complaints: Lead on investigating and resolving customer complaints across the Service Team.
  • Customer Engagement: Model and establish strong positive engagement with customers in line with best practice and current tenant satisfaction measures.

Requirements:

  • Experience: Significant experience in delivery of maintenance and small works to industry standards and methodologies.
  • Facilities Management: Demonstrable experience of managing soft and hard facilities management in a large organisation, involving a critical understanding of relevant theory and/or principles outside of the immediate specialism.
  • Project Management: Senior project management experience with responsibility for delivering an entire work programme.
  • Budgetary Control: Experience of budgetary control and budget monitoring of multiple cost centres.
  • BMS Systems: Detailed knowledge and use of BMS systems and associated office support applications.
  • Leadership and Management: Demonstrable strong leadership/management skills; ability to lead a team and inspire with a sense of common purpose.
  • Legislation and Policy: In-depth knowledge of legislation and policy relating to Facilities Management, Estate Management, Estate Charge and public practices.
  • Insurance and Procedures: Awareness of corporate and estate infrastructure insurances and procedures.
  • Analytical and Problem-Solving: Proven analytical and problem-solving capability; ability to visualise, express, and implement strategy.
  • Communication: Ability to work cooperatively at all levels, to promote a responsible and principled expression of the organisations' activities; ability to express ideas clearly by written or verbal means at different levels including board meetings and public meetings.
  • Numeracy and IT: Numerate with high degree of accuracy and awareness of statistical analysis techniques; IT literate. Proficient in Microsoft Word/Excel/PowerPoint/Outlook and Desk Top Publishing packages.
  • Education and Qualifications: Degree level education/ level 7 vocational qualification or equivalent experience.
  • Professional Membership: Professional membership of relevant body (Licensing Act 2003).
