About the Role

We are seeking a highly skilled and experienced Estate Manager to join our team at Bluetownonline. As a key member of our management team, you will be responsible for the effective management of our estate, ensuring that it meets the needs of our business and supports the delivery of our services.

Key Responsibilities
  • Strategic Development
    • Contribute to the formulation of our Estate Strategy, ensuring that it meets or exceeds compliance with relevant regulations.
    • Implement the Estate Strategy by directing the activities of staff, consultants, and contractors for the execution of development plans.
    • Project manage the design and build of new projects, from minor works to major developments.
  • Maintenance of Grounds and Buildings
    • Ensure that the fabric, fixtures, and fittings of our estate are maintained to a high standard and meet our current and future needs.
    • Ensure reactive, daily, and short-term maintenance, and prioritize a short-, medium-, and long-term maintenance program.
    • Prepare annual, costed plans for repairs and upgrades of the estate.
  • Provision of Utilities and Estate Services
    • Ensure that all utilities provision, including water, gas, and electricity, is effectively managed and that usage is cost-effective and minimizes wastage.
    • Ensure that boilers, air-conditioning, ventilation, and other mechanical equipment is maintained, insured, and replaced as and when necessary.
    • Ensure the provision of adequate training, supervision, and staff development for all employees within the estate team.
  • Health and Safety, Fire Safety, and Security of the Estate
    • Act as our Health & Safety Coordinator.
    • Work closely with clinical colleagues to assess, reduce, and mitigate risk.
    • Take responsibility for Fire Safety and the Security of the Estate, working alongside other senior colleagues to ensure that all buildings comply with health and safety regulations.
    • Act as a key holder and ensure that all key holders have adequate training and understand their responsibilities.
    • Ensure that all fire systems and prevention equipment are properly and appropriately installed and maintained.
    • Ensure that all fire alarms and monitoring systems are regularly tested.
    • Ensure that Fire Risk Assessments and all relevant policy and procedures are fully compliant and reviewed on a regular basis.
    • Ensure that all electrical installations comply with regulations and that periodic testing is completed within regulated timeframes.
    • Ensure that all other premises compliance checks are completed as and when required.
  • Operational Matters
    • Liaise with Unit Managers to ensure that catering facilities and equipment are maintained.
  • Other
    • Carry out other duties commensurate with scale and grade as required.
    Requirements
    • Acceptable enhanced child and adult disclosure and barring service check.
    • Awareness of relevant regulations, particularly those related to health and safety.
    • Experience of working effectively with staff and management at all levels.
    • Experience of liaising effectively with building users, external consultants, and external contractors.
    • Experience of contract management.
    • Experience of basic building maintenance and providing facilities services within business premises.
    • Excellent organizational skills with a proven ability to plan, prioritize, and meet deadlines.
    • Ability to demonstrate initiative and to lead from the front.
    • Committed to keeping abreast of best practice and relevant legislation.
    Desirable
    • Recognized facilities/estate management qualification.
    • Experience of tendering and procurement.
    • Clean UK driving license.
