About the Role:
Aaban Partnership Ltd is seeking a highly skilled Estate Manager to join their team. As an Estate Manager, you will be responsible for the effective management of the company's estate, ensuring ongoing and sustainable success.
Key Responsibilities:
- Respond flexibly to fluctuating demands to meet current and developing business challenges.
- Possess estate management acumen, sound judgement and a proven ability to deliver results.
- Work diplomatically across the organisation to ensure that the estate supports the provision of effective service delivery in a challenging setting.
The Estate Manager will:
- Provide effective estate management and support to Directors of Aaban Partnership Ltd.
- Lead the implementation of an Estate Strategy that meets or exceeds compliance with CQC regulations.
- Manage all aspects of the properties upkeep, care, maintenance, security, health & safety and facilities management in line with statutory and regulatory requirements.
Strategic Development:
- Contribute to formulating Aabans Estate Strategy, that meets or exceeds compliance with CQC regulations, by assisting in the evaluation of site and usage options and proposing creative and inspiring suggestions for improvements.
- Implement the Estate Strategy by directing the activities of staff, consultants and contractors for the execution of development plans.
- Project manage the design and build of new projects - from minor works (e.g., refurbishment of existing spaces) to major projects (e.g., future new builds).
Maintenance of Grounds and Buildings:
- Ensure that the fabric, fixtures and fittings of the existing estate is maintained to a high standard and meets Aabans current and future needs.
- Ensure reactive, daily and short-term, maintenance and prioritise a short-, medium- and long-term maintenance programme.
- Prepare annual, costed plans for repairs and upgrades of the estate.
- Manage all works within budget.
- Ensure timely reporting of exceptions.
Provision of Utilities and Estate Services:
- Ensure all utilities provision, including water, gas and electricity is effectively managed and that usage is cost effective and minimises wastage.
- Ensure that boilers, air-conditioning, ventilation and other mechanical equipment is maintained, insured and replaced as and when necessary.
- Ensure the provision of adequate training, supervision and staff development for all employees within the estate team.
Health and Safety, Fire Safety and Security of the Estate:
- Act as Aabans Health & Safety Coordinator.
- Work closely with clinical colleagues (Service Lead, Registered Manager, Unit Managers; PBS Practitioner, RRP Lead, etc) assess, reduce and mitigate risk.
- Takes Responsibility for Fire Safety and the Security of the Estate, working alongside other senior colleagues, to ensure all buildings comply with health and safety regulations.
Operational Matters:
- Liaises with the Unit Managers to ensure the catering facilities and equipment are maintained.
Qualities, Knowledge, Skills & Attributes:
- Essential:
- Acceptable enhanced child and adult disclosure and barring service check.
- Awareness of CQC regulations, particularly regulation 15.
- Experience of working effectively with staff and management at all levels.
- Experience of liaising effectively with building users, external consultants and external contractors.
- Experience of contract management.
- Experience of basic building maintenance and providing facilities services within business premises.
- Excellent organisational skills with a proven ability to plan, prioritise and meet deadlines.
- Ability to demonstrate initiative and to lead from the front.
- Committed to keeping abreast of best practice and relevant legislation.
- Desirable:
- Recognised facilities/estate management qualification.
- Experience of tendering and procurement.
- Clean UK driving license.
