Dining Experience

The Smithfield Bell presents a traditional menu that appeals to a wide audience, with a dining area capable of accommodating 160 guests indoors and an additional 40 outdoors during peak times. The establishment also features a pizza kitchen, providing takeaway options for those on the go.

Sales and Community Engagement

This community-focused pub currently enjoys a sales distribution of 65:35 between food and beverages, with anticipated weekly sales around £15,000. We seek a licensee or team who can foster strong relationships within the community and demonstrate the drive to enhance sales, maximizing the potential of the Smithfield Bell.

Expectations

Our Community Food Partnership pubs are primarily food-driven businesses, utilizing Marston's corporate menu. This role is ideal for self-sufficient hospitality managers with creativity, capable of enhancing sales, maintaining high standards, and ensuring an exceptional guest experience.

In addition to the £5,000 security deposit, candidates will need to cover legal costs (£360) and their own insurance (excluding building insurance, which is provided). It is also essential to consider staffing and employment matters.

Before finalizing the agreement, candidates must provide proof of independent financial advice and complete a sustainable business plan in line with industry standards. Obtaining a personal license and completing induction training are also required.

This is a five-year commitment, allowing ample time to develop the business. Should you wish to exit early, a six-month notice period with a break clause is available.
