Building Operations Specialist
The Building Operations Specialist will primarily focus on the upkeep, troubleshooting, and response to service requests related to the maintenance and repair of client facilities. Candidates are expected to exhibit technical proficiency in at least one area of expertise (such as light plumbing, general carpentry, or modular furniture assembly/disassembly) while being versatile in other skills to effectively complete daily and weekly tasks.
Key Responsibilities:
Maintenance Duties
- Execute ongoing preventive maintenance and repair work orders on mechanical, plumbing, and other installed systems and equipment.
- Conduct facility inspections and due diligence efforts, documenting conditions that may affect client satisfaction and operational efficiency.
- Perform general interior maintenance tasks, including patching, painting, hanging artwork, installing keyboard trays, and repairing office furniture systems.
- Support the operations team in the upkeep and repair of buildings and equipment as directed.
- Relocate office furniture, machinery, and other materials as needed.
- Replace overhead lighting fixtures and ballasts.
- Undertake additional tasks as assigned.
Safety Protocols
- Adhere to all safety guidelines, ensuring cleanliness and safety in work areas.
- Identify potential hazards and propose solutions to mitigate risks.
- Complete all mandatory safety training sessions as scheduled.
- Follow all policies regarding the safe handling, usage, and disposal of hazardous materials.
Administrative Responsibilities
- Update work order statuses in real-time using the designated system.
- Utilize the work order management system for all tasks performed.
- Address client and management issues promptly and efficiently.
- Participate in work and safety meetings as required.
Knowledge, Skills & Abilities
Education/Training
- Relevant industry certifications or technical education.
Experience
- A minimum of 2-5 years of relevant experience in general building maintenance and repair, including basic plumbing.
- Excellent customer service skills.
- Strong interpersonal communication abilities.
Physical Requirements and Work Environment
- Ability to lift up to 50 lbs.
- Frequent climbing, bending, lifting, kneeling, and working overhead.
- Capable of climbing ladders up to 30 feet.
