Position Overview
At Bidwells, our award-winning Residential Division excels in delivering exceptional services for the leasing and sale of diverse properties. As we expand our operations, we are seeking a seasoned Associate Lettings Negotiator to enhance our esteemed lettings team.
This cohesive group comprises negotiators, property managers, and lettings administrators, all dedicated to providing top-tier service. The successful candidate will assume a pivotal role within the department, assisting the head of lettings in the daily management of the team. We are in search of an individual with substantial lettings expertise from a local competitor to elevate and expand our current lettings portfolio.
Key Responsibilities:
- Conduct property valuations and offer insights to potential clients regarding the leasing process, including rental value assessments.
- Implement effective marketing strategies for new rental properties through various platforms.
- Act as the landlord's representative in negotiations with prospective tenants.
- Ensure compliance with legal and health and safety standards for all properties.
- Qualify potential applicants and manage the application process.
- Occasionally conduct property viewings as necessary.
- Oversee reference and credit checks for prospective tenants.
- Foster relationships with both new and existing clients to identify further leasing or cross-selling opportunities.
- Participate in business networking events to enhance company visibility.
- Implement new legislative processes within the department.
- Coordinate with the Accounts Team regarding rental payment collections.
- Stay informed about trends in the local residential property market.
- Maintain knowledge of relevant landlord, tenant, and property legislation.
- Collaborate closely with the Head of Lettings to support the daily operations of the lettings department.
- Assume leadership responsibilities in the absence of the Head of Residential Lettings.
- Perform additional duties as required related to the above responsibilities.
Candidate Profile:
- Demonstrated experience as a Lettings Negotiator.
- Comprehensive understanding of landlord and tenant legislation.
- In-depth knowledge of the local property market.
- Proven track record in influencing and securing business.
- Strong interpersonal and client-facing skills.
- Able to thrive in a fast-paced environment with a demanding workload.
- Possession of a valid UK driving license.
- Previous experience in team management is advantageous but not mandatory.
- Membership in ARLA or NAEA is preferred.
