Job Summary
Hays Specialist Recruitment Limited is seeking an experienced Associate Director Property Management to join our client's growing Property Team in London. As a key member of the team, you will be responsible for managing a portfolio of commercial properties and providing exceptional service to clients.
Key Responsibilities
- Liaising with tenants on maintenance issues and organising timely repairs to ensure minimal disruption to their businesses.
- Coordinating with tenants on ad hoc tenancy matters, including rent collection and arrears management.
- Ensuring all Statutory Health and Safety inspections are up to date, both within the tenants' demise and within the blocks in which the flats are situated.
- Managing the timely payment of rents and collection of arrears, maintaining a positive relationship with tenants.
- Liaising with tenants over internal and external redecoration of common parts, ensuring minimal disruption to their businesses.
- Undertaking minor works between tenancies and collaborating with the projects team for larger scale works.
- Meeting and greeting all new tenants at the commencement of their tenancies, providing a warm welcome.
- Processing Insurance claims in a timely and efficient manner.
- Developing business through new client wins, leveraging your expertise in commercial real estate.
- Leading and mentoring a team of property professionals, providing guidance and support.
- Preparing accurate client reports, highlighting key performance indicators and areas for improvement.
- Attending client meetings, providing expert advice and guidance.
- Serving notices and attending court proceedings as required, ensuring compliance with relevant laws and regulations.
