Job Description

**Job Title:** Fabric Contract Manager

**Job Summary:** We are seeking a highly skilled Fabric Contract Manager to join our team at CBW Staffing Solutions. The successful candidate will be responsible for the upkeep and delivery of the building fabric, ensuring that all facilities and building fabric within the workspaces are maintained to the highest levels.

Key Responsibilities:

  • Manage and oversee all aspects of fabric maintenance across each building, ensuring compliance with health and safety regulations.
  • Develop and implement proactive planned maintenance programs to prevent equipment failures and minimize downtime.
  • Manage building refurbishment projects, including developing project schedules, prioritizing critical path items, and ensuring deadlines are met.
  • Monitor and control budgetary expenditure for areas of responsibility, ensuring delivery is within agreed cost parameters.
  • Arrange quotations, raise purchase orders, and approve invoices using workflow tools.
  • Organize and plan workload, issue planned preventative maintenance tasks, and new work requests to the team in an efficient manner.
  • Ensure accurate weekly compliance reporting and monitor maintenance targets.

Requirements:

  • Proven experience in building fabric/multi-trade background, with knowledge of running and managing small works fabric projects.
  • Previous contract management skills and ability to form professional, collaborative relationships with externally sourced suppliers.
  • Experience operating on large estates, with knowledge of managing and operating CAFM to issue and monitor work.
  • Proven track record in commercial building maintenance, with experience in managing and operating in a venue open to the public.
  • IOSH Managing Safety or alternative desirable.
