ABOUT THE TEAM

Reporting to the Senior Director, the successful candidate will play a pivotal role in the expansion and oversight of PSP's extensive global real estate portfolio, valued at CAD$27.2 billion. This position involves active participation in both real estate transactions and asset management. Our London team focuses on investments across various real estate sectors, emphasizing Europe and APAC regions, with a preference for direct asset ownership in collaboration with top-tier operating partners possessing local expertise.

ABOUT YOUR ROLE

As a Senior Analyst, you will:

  • Assist investment managers in evaluating potential real estate transactions across diverse asset classes, including residential, office, retail, and industrial. Your responsibilities will include:
    • Developing and validating financial models related to real estate investments (debt or equity).
    • Analyzing cash flows and projecting returns.
    • Assessing the impact of various assumptions on performance, including revenue, operating expenses, financing, taxes, and fees.
    • Evaluating investment risks.
    • Reviewing the asset's operating budget and financial statements.
    • Examining partnership structures.
    • Participating in the presentation of investment opportunities at weekly Global Real Estate Committee meetings.
  • Support investment managers during the due diligence process by:
    • Summarizing and following up on external reports (technical, physical, environmental, financial, legal, tax, insurance, etc.).
    • Independently gathering information from various sources to validate key investment assumptions.
    • Proactively identifying risk areas in assumptions.
  • Draft internal documents to provide recommendations to senior leadership, including investment committee memos and business plans for assets/ventures.
  • Engage in the active management of PSP Investments' Real Estate portfolio by:
    • Researching, synthesizing, and analyzing real estate markets by asset type and geography.
    • Monitoring real estate business plans and analyzing variances from budgets.
    • Tracking real estate market values and indexes.
    • Identifying value-creation opportunities across all asset areas.

WHAT YOU'LL NEED

  • A minimum of two (2) years of relevant experience.
  • A Bachelor's degree in Finance, Economics, or Real Estate, complemented by strong analytical skills.
  • Advanced degrees such as M.Sc. in Finance, MBA, CA, or CFA designation are advantageous.
  • High proficiency in computer tools, particularly MS Office (Word, Excel, PowerPoint).
  • Experience in analyzing real estate transactions is a definite asset.
  • Familiarity with ARGUS and Bloomberg is considered beneficial.
  • Strong communication skills in English and French (or a willingness to learn).
