ABOUT THE TEAM

As part of our London team, you will play a crucial role in managing and expanding PSP's extensive global real estate portfolio, valued at CAD$27.2 billion. This position involves engaging in various real estate transactions and asset management activities across multiple sectors, with a particular focus on Europe and APAC regions. We prioritize direct ownership of assets in collaboration with top-tier operating partners who possess local market expertise.

ABOUT YOUR ROLE

In the capacity of a Senior Analyst, your responsibilities will include:

  • Assisting investment managers in evaluating potential real estate transactions across diverse asset classes, including residential, office, retail, and industrial sectors. This will involve:
    • Developing and validating financial models for real estate investments (both debt and equity).
    • Analyzing cash flows and projecting returns.
    • Assessing the effects of various assumptions on performance metrics such as revenue, operating expenses, financing, taxes, and fees.
    • Identifying investment risks and analyzing the asset's operating budget and financial statements.
    • Evaluating partnership structures and participating in the presentation of investment opportunities at weekly Global Real Estate Committee meetings.
  • Supporting investment managers during the due diligence process by:
    • Summarizing and following up on external reports (technical, physical, environmental, financial, legal, tax, insurance, etc.).
    • Independently gathering information from various sources to validate key investment assumptions.
    • Proactively identifying potential risks in assumptions.
  • Drafting internal documents to provide recommendations to senior leadership, including investment committee memos and business plans for assets or ventures.
  • Contributing to the active management of PSP Investments' Real Estate portfolio by:
    • Researching, synthesizing, and analyzing real estate markets by asset type and geography.
    • Monitoring real estate business plans and analyzing variances from budgeted figures.
    • Tracking real estate market values and indexes to identify value-creation opportunities.

WHAT YOU'LL NEED

  • A minimum of two (2) years of relevant experience.
  • A Bachelor's degree in Finance, Economics, or Real Estate, complemented by strong analytical skills.
  • Advanced degrees such as M.Sc. in Finance, MBA, CA, or CFA designation are advantageous.
  • High proficiency in MS Office tools, particularly Word, Excel, and PowerPoint.
  • Experience in analyzing real estate transactions is a significant asset.
  • Familiarity with ARGUS and Bloomberg is considered beneficial.
  • Strong communication skills in English and French (or a willingness to learn).
