Position Overview
Suffolk County Council is seeking a Lead Maintenance Coordinator to become a vital part of our innovative Housing Operations and Direct Labour Organisation (DLO) Team. We are looking for an individual who is passionate, committed, and motivated to enhance the living conditions of our residents and communities.
Our organization is undergoing a transformative phase, implementing a new operational framework for the DLO within our Housing Directorate.
The DLO is responsible for overseeing housing repairs, managing voids, and executing planned maintenance activities, supported by various contractors and an in-house trade team.
This is an exciting opportunity to join our team at its inception and contribute to shaping the future of our Housing Operations and DLO.
Key Responsibilities
Reporting directly to the Repairs and Maintenance Manager, you will ensure the delivery of a seamless, proactive, and tenant-centered repairs service. Your responsibilities will include:
Overseeing the daily operations of the repairs and maintenance service Managing an internal trade team and external repair contractors Ensuring the performance and productivity of the in-house trade team, meeting and exceeding KPIs Providing detailed specifications for complex works, coordinating projects, and ensuring deadlines are met Engaging with key internal and external stakeholders to ensure compliance with all legislative requirements Upholding statutory regulations and industry best practices at all times Offering expert technical guidance Assisting with all repairs and maintenance inquiries, including complex issuesThe role will also involve participation in a call-out rota alongside two other Lead Maintenance Coordinators.
Candidate Profile
The ideal candidate will possess an RICS accredited surveying degree or a minimum HNC qualification, along with a NEBOSH Certificate or equivalent in Health and Safety.
Given the role's responsibility for managing an internal Trades (DLO) team and supporting contractors, we seek candidates with substantial experience in building repairs and a comprehensive understanding of current legislation related to construction, including CDM and Health and Safety regulations.
Required Skills and Experience:
Strong technical knowledge of housing properties and their components Experience in housing responsive repairs within a customer service environment Familiarity with Building Regulations, CDM Regulations, and Landlord and Tenant law Understanding of various building contracts and modern procurement methods Proficiency in preparing and presenting data and KPI reports Experience in budget management and financial planning for large service areas Excellent organizational, time management, and prioritization skills, with supervisory experience Strong verbal and written communication skills, along with good IT proficiencyA valid driving license is essential for this role.
