Position Overview

Suffolk County Council is seeking a Lead Maintenance Coordinator to become a vital member of our Housing Operations and Direct Labour Organisation (DLO) Team. We are looking for an individual who is motivated and committed to enhancing the lives of our residents and communities.

As we embark on an exciting transformation within our Housing Directorate, the DLO will manage housing repairs, voids, and some planned maintenance activities, supported by various contractors and our own skilled trade team.

This role presents a unique opportunity to join our team at its inception and contribute to shaping the future of our Housing Operations and DLO.

Key Responsibilities

Reporting directly to the Repairs and Maintenance Manager, you will ensure the delivery of a seamless, proactive, and tenant-focused repairs service. Your responsibilities will include:

Overseeing the daily operations of the repairs and maintenance service Managing both an internal trade team and external repair contractors Ensuring the performance and productivity of the in-house trade team, achieving and exceeding KPIs Developing specifications for complex works, coordinating tasks, and meeting deadlines Engaging with key internal and external stakeholders while ensuring compliance with all legislative requirements Upholding statutory and industry best practices at all times Providing expert technical guidance Assisting with all repairs and maintenance inquiries, often of a complex nature

This position will also require participation in a call-out rota alongside two other Lead Maintenance Coordinators.

Candidate Profile

The ideal candidate will possess an RICS accredited surveying degree or at least an HNC qualification, along with a NEBOSH Certificate or equivalent in Health and Safety.

Given the role's responsibility for managing an internal DLO team and supporting contractors, we seek candidates with substantial experience in building repairs and a thorough understanding of current legislation related to construction works, including CDM and Health and Safety regulations.

Required Skills and Experience:

Strong technical knowledge of housing properties and their components Experience in responsive housing repairs within a customer service context Familiarity with Building Regulations, CDM Regulations, and Landlord and Tenant law Knowledge of various building contracts and modern procurement methods Experience in preparing and presenting data and KPI reports Financial planning and budgeting for a large service area Excellent organizational, time management, and prioritization skills, with supervisory experience Strong verbal and written communication skills, along with a good level of IT proficiency

A valid driving license is essential for this role.
