About the Role
The Project Lead will report directly to the Property Services Director and will be integral to the Property Services team in Ringwood. This role involves overseeing the planning, coordination, and management of significant works, Section 20 projects, and maintenance initiatives across our retirement housing portfolio.
The Project Lead is tasked with ensuring that all projects are executed efficiently, in compliance with regulations, and within established timelines. Projects may encompass remedial actions, enhancements, or retrofitting installations throughout the development.
The successful candidate will collaborate closely with various stakeholders, including contractors, suppliers, and a diverse range of internal team members. This role includes managing a small team, including an Assistant Project Manager, and ensuring that administrative processes within the department are streamlined, compliant, and of high quality.
Main Responsibilities:
Developing forward-looking work programmes while applying sound project management principles. Establishing and nurturing professional relationships with external contractors and suppliers. Identifying critical project phases, including Section 20 consultations, and implementing effective progress tracking methodologies. Delivering high-quality, proactive communications to all stakeholders to keep customers informed. Recognizing and escalating risks, providing guidance on issues to ensure successful project completion. Overseeing Dispensation requests as necessary. Facilitating or participating in regular project meetings with contractors and colleagues to ensure all parties are updated on progress. Generating regular reports and analyses, contributing to board-level reports. Creating and maintaining simplified communication channels for colleagues on behalf of the Property Services team. Promoting a culture of continuous improvement in planned works within the Property Services team. Ensuring the quality and timely processing of administration related to landlord permissions and the Renewable Heating Incentive Scheme. Managing the financial aspects of planned projects and funding.The ideal candidate will positively influence the lives of our homeowners, contributing to the success of our vibrant retirement living communities.
About You
The new Project Lead will possess a proven history of managing property-related remedial works and Section 20 consultations. Experience in the leasehold property sector is advantageous.
Your approach will be confident, organized, methodical, and professional, capable of managing multiple tasks simultaneously while demonstrating resilience and exceptional attention to detail. You will be adept at presenting and reporting to senior stakeholders, ensuring deadlines are consistently met.
A valid UK driving license is essential, as site visits may be required.
