Regional Operations Manager

About the Role
Churchill Estates Management Ltd is seeking a Regional Operations Manager to oversee a portfolio of independent retirement living facilities in the West Midlands region. The successful candidate will ensure the delivery of a high-quality, cost-efficient management service while providing exceptional customer support that surpasses expectations and meets financial goals.
The Regional Operations Manager will conduct regular site visits within their designated area, fostering relationships with external stakeholders and residents, while mentoring and guiding a team of Lodge Managers. These colleagues are responsible for the daily operations, including maintenance, health and safety, and community events.
Key responsibilities include managing budgets, controlling expenditures, preparing financial reports for residents, negotiating with service providers, and monitoring performance standards.
This role also involves supporting the professional growth of team members through regular performance evaluations, leading recruitment efforts, and facilitating the onboarding of new staff, ensuring alignment with company values and service standards.
The Regional Operations Manager will collaborate with internal support teams based at the Head Office, which assist with various aspects of the role, including financial management, property services, and human resources.
This position is primarily home-based with significant travel required across the region and to the Head Office.
The working hours are Monday to Thursday from 9:00 AM to 5:30 PM and Friday from 9:00 AM to 5:00 PM.
About You
The ideal candidate will possess a solid understanding of property management and building systems. A recognized property management qualification, along with membership in RICS or IRPM, is preferred, as is experience in the leasehold retirement sector.
With a proven track record in people management, particularly with remote teams, you will be approachable, articulate, and possess excellent communication skills, both written and verbal. Strong numerical abilities are also essential.
Self-motivation, conflict resolution skills, and the ability to cultivate relationships with stakeholders at all levels are crucial. Additionally, you should be highly organized, adaptable, capable of multitasking, and open to taking on new challenges.
Proficiency in IT, particularly with MS Office applications, is required. A full UK Driving Licence is necessary, and being located in the West Midlands region is advantageous for travel purposes.
