About the Role

Churchill Estates Management is seeking a Senior Area Manager to supervise multiple independent retirement housing developments across the North. This includes overseeing areas such as Derbyshire, Northampton, Nottingham, Yorkshire, and Lincolnshire.

The Senior Area Manager is responsible for delivering a high-quality, cost-effective management service while ensuring exceptional customer satisfaction that surpasses expectations and meets profitability targets.

This role involves regular site visits within the designated region, fostering relationships with external landlords and homeowners, and supporting a team of Lodge Managers who coordinate daily operations, including maintenance, health & safety, and events. Additionally, the Senior Area Manager will manage the property oversight of selected retirement bungalows, covering a total of 11 sites in the region.

To support team development, the Senior Area Manager will conduct performance evaluations, lead recruitment efforts, and assist in the onboarding of new team members, ensuring they understand the company values and the standards of service required for excellence.

Other responsibilities include budget management, expense control, and presenting financial accounts to homeowners, negotiating with contractors, and monitoring their performance.

The Senior Area Manager will also collaborate with internal support teams based at the Head Office, which assist with various aspects of the role, including service charge accounting, property services, and human resources.

This position is home-based, requiring extensive travel throughout the region, with occasional visits to the Head Office.

The working hours are 9:00 AM – 5:30 PM, Monday to Thursday, and 9:00 AM – 5:00 PM on Fridays.

About You

The ideal candidate will possess a solid understanding of property management and building structures. A recognized property management qualification with RICS or IRPM membership is preferred, along with experience in the leasehold retirement sector.

Proven experience in managing teams, particularly in a dispersed setting, is essential. The candidate should be confident, approachable, and possess excellent communication skills, both written and verbal, along with strong numeracy skills.

Self-motivation, conflict resolution abilities, and the capacity to build relationships with stakeholders at all levels are crucial. The candidate should also be highly organized, adaptable, and capable of managing multiple tasks simultaneously while being open to new responsibilities.

Strong IT skills, particularly in MS Office applications, are required. A full UK Driving Licence is necessary, and being based in or around Derby is advantageous for travel purposes.
