Job Title:
Residential Property Supervisor

As a Residential Property Supervisor, you will manage a portfolio consisting of around 130 residential units, overseeing all facets of the leasing and management operations.

Your responsibilities will encompass maintenance coordination, lease renewals, property inspections, invoice management, service charge requests, deposit resolution, and credit oversight. You will have the independence to handle your portfolio, with your success evaluated through key performance indicators (KPIs).

Client Relationship Management:

Lease and Tenancy Oversight:
Reduce vacancy periods by tracking upcoming lease expirations and negotiating rental renewals aligned with market conditions.

Property Evaluations and Documentation:
Arrange and perform property evaluations, delivering comprehensive reports to property owners.
Coordinate move-out inventory assessments and prepare snagging and handover documentation as required.

Financial Oversight:
Gather estimates and supervise repair projects as necessary, including addressing issues related to new constructions.
Effectively utilize property management software systems to fulfill business needs.
Foster and manage positive online feedback, particularly on review platforms.
A minimum of 12 months of pertinent experience in property management or a related sector is required.
A proactive and enthusiastic demeanor, coupled with innovative problem-solving abilities, is essential.
Reports to the Senior Property Supervisor within the department.

On-call responsibilities are necessary, including carrying a company mobile device for after-hours matters on a rotating schedule (1 in 8 weeks).
