Role SummaryCompensation - £50,000-£60,000 annually + 10% vehicle allowance

In the role of Repairs & Maintenance Manager, you will ensure that our comprehensive asset management strategy is effective and yields optimal commercial and quality results for both the organization and its clients.

Key Responsibilities
- Assist the Property & Technical Manager in evaluating and ensuring the overall strategy for repairs & maintenance, encompassing both servicing and reactive/planned maintenance executed by Management Providers, external partners, and internal teams.
- Establish a Repairs & Maintenance data review strategy that includes an overview of the types and costs of repairs completed both internally and by Management Providers. Develop and implement a technological solution within the Salesforce platform, including reporting and dashboards to identify and address recurring repair trends and insights for specification review and quality control.
- Maintain the component catalog as components are replaced by Management Providers and internal suppliers, implementing an automated process within Salesforce.
- Build and sustain supplier relationships that facilitate effective Repairs & Maintenance performance. Oversee the management of key contractors within a hybrid repair model, including performance KPIs and necessary technological enhancements to ensure success.
- Contribute to the supplier competency framework in collaboration with the Safety & Compliance Manager.
- Support Management Providers in adopting Salesforce, particularly in training and implementing Repairs & Maintenance functionalities, and propose enhancements as needed.
- Review Management Provider Planned Preventative Maintenance returns to ensure communal components and systems are serviced and maintained in accordance with landlord responsibilities, while maintaining servicing certification records. Implement an automated approach to returns via the Salesforce platform.
- Assist the Operations team and broader organization with ad-hoc repair requests and compile/submit stock investment expenditure requests to the executive board for works exceeding Operations approval limits.
We are seeking individuals who possess:
- A strong academic background, with experience in residential property management and/or facilities management, along with relevant qualifications.
- Experience in affordable housing and/or property management repairs, maintenance, and compliance is preferred.
- Proven experience overseeing repairs & maintenance functions and contractor procurement & management.
- Proficiency in utilizing and developing property technology to automate and enhance workflows.
- Experience in maintaining servicing & compliance records with a keen attention to detail.
- Decisiveness in a fast-paced environment and when adhering to periodic deadlines.
- A proactive and innovative approach to relationship-building and problem-solving, with a strong focus on detail.
- Excellent stakeholder management skills, with the ability to communicate and influence key stakeholders at all levels, both internally and externally.
- A willingness to embrace technology and innovation, with a working knowledge of Salesforce being advantageous.
