About the Role:
We are seeking a highly skilled and experienced Property Manager to join our team at Grantglen Limited. As a Property Manager, you will be responsible for the day-to-day management of our residential and leasehold properties.
Key Responsibilities:
- Arrange repairs and maintenance by liaising with tenants and contractors, ensuring urgent repairs are prioritized and completed in a timely manner.
- Manage communal areas and liaise with tenants and leaseholders, allocating contributions for service charges and ensuring they are collected.
- Maintain Fire Safety Standards and keep up-to-date with licensing schemes.
- Liaise with agents for lettings and provide necessary documentation.
- Keep certification up-to-date, including Gas Safety, EPC, and EICR.
- Negotiate rent changes with residential tenants and arrange renewal documentation.
- Reference potential tenants using OpenRent.
- Arrange inspections and review them to determine if deposit deductions are required.
- Notify utility companies and the council of tenancy updates.
- Ensure property schedules are up-to-date.
Requirements:
- At least 2 years of experience in residential property management.
- Excellent phone etiquette and communication skills.
- Able to work well under pressure and multitask.
- Great organizational and time management skills.
- Familiarity with property management software, task management tools, and Dropbox is advantageous but not essential.

Grantglen Limited is a small team with a portfolio of 70 residential properties. We offer a hybrid working arrangement, with time spent in the office and working from home. We provide a range of benefits, including a Christmas bonus, cost of parking reimbursement, and a casual dress environment.
