About the Role:

We are seeking a highly skilled and experienced Property Manager to join our team at Grantglen Limited. As a Property Manager, you will be responsible for the day-to-day management of our residential and leasehold properties.

Key Responsibilities:

  • Arrange repairs and maintenance by liaising with tenants and contractors, ensuring urgent repairs are prioritized and completed in a timely manner.
  • Manage communal areas and liaise with tenants and leaseholders, allocating contributions for service charges and ensuring they are collected.
  • Maintain Fire Safety Standards and keep up-to-date with licensing schemes.
  • Liaise with agents for lettings and provide necessary documentation.
  • Keep certification up-to-date, including Gas Safety, EPC, and EICR.
  • Negotiate rent changes with residential tenants and arrange renewal documentation.
  • Reference potential tenants using OpenRent.
  • Arrange inspections and review them to determine if deposit deductions are required.
  • Notify utility companies and the council of tenancy updates.
  • Ensure property schedules are up-to-date.

Requirements:

  • At least 2 years of experience in residential property management.
  • Excellent phone etiquette and communication skills.
  • Able to work well under pressure and multitask.
  • Great organizational and time management skills.
  • Familiarity with property management software, task management tools, and Dropbox is advantageous but not essential.
