Job Title: Real Estate Operations Manager

Location: Field Based (covering a portfolio in/around Cardiff / Swansea)

Working Hours: Monday- Friday: 9am-5pm

Compensation: Competitive salary with an additional cash vehicle allowance of £4,500

Role Overview

As a Real Estate Operations Manager, you will play a pivotal role in our mission to be recognized as the UK's preferred property management firm by:

Candidate Profile

You possess a strong passion for providing outstanding client service, evidenced by a successful track record. Experience in the property sector is advantageous but not mandatory.

As a seasoned team leader, you inspire and guide teams to achieve operational excellence across various performance indicators. Your energetic and enthusiastic approach is complemented by a coaching mindset.

You are an effective communicator, skilled in negotiation and influence, capable of connecting with diverse stakeholders. Your verbal and written communication skills are exemplary.

You think commercially and focus on resolutions, demonstrating flexibility and creativity in your approach. You are adept at collaborating across functions to find optimal solutions for challenges.

Your ideal position is dynamic, allowing you to engage with people, drive performance, and ultimately deliver the highest service standards for our residents.

Key Responsibilities

  • Lead by example, championing company values, customer principles, and ethical business conduct.
  • Conduct risk assessments and develop action plans for necessary remedial work, prioritizing efficient and cost-effective resolutions.
  • Implement changes, manage risks, and monitor outcomes, encouraging innovation and continuous improvement among team members.
  • Provide expert advice and support to clients and team members.
  • Act as a representative of the organization, delivering exceptional service to all clients.
  • Mentor and support your team, guiding them through transitions with a focus on enhancing the resident experience.
  • Manage a portfolio of properties, conducting monthly site management visits in accordance with company guidelines.
  • Ensure thorough quality control inspections are performed regarding team performance, administrative records, and property maintenance.
  • Address technical issues and collaborate with support departments to ensure timely progress on major property works, proactively mitigating risks to service delivery.
  • Maintain accurate records and come prepared to contribute to meetings and discussions with comprehensive evidence and documentation.
  • Enhance property financial performance through ongoing analysis of costs versus budget.
  • Conduct regular reviews with clients to ensure transparency regarding the financial status of properties and plan future expenditures with minimal impact.

This role involves significant travel, requiring visits to each property in your portfolio on a regular basis. A full UK driving license is essential.
