About the Role
The Director of Property Operations will function at a strategic level while also engaging in hands-on operational tasks. This position is expected to evolve alongside our ongoing expansion, making it an excellent opportunity for an experienced Senior Manager or Department Head aspiring to advance to a Director role in Property Services.
Collaboration with our operational teams is essential, ensuring that all property-related issues are managed in a cohesive, timely, and efficient manner, with clear communication to all stakeholders involved.
The property services team is responsible for developing, implementing, and maintaining property management policies, processes, and procedures. With the support of your team, you will oversee both planned and reactive maintenance activities across our extensive portfolio of retirement developments nationwide.
As the Director of Property Operations, you will lead Asset Management and planning initiatives, with the chance to influence and shape the new asset management database.
You will oversee national and regional contractor, subcontractor, and supplier agreements to ensure exceptional quality of work and value for money. Additionally, you will provide guidance on emergency operations and management information regarding property maintenance costs to inform future service charge budgets and planned maintenance schedules, enhancing service levels for our homeowners.
This role involves managing a diverse team, including Building Surveyors, Contracts Managers, and Property Services Administrators.
About You
The ideal candidate will already be functioning as a Senior Manager or Department Head with a proven history of leading property enhancements and major works programs across a portfolio of leasehold properties.
It is crucial that you possess the skills and experience to unify a newly formed team while continuously seeking ways to enhance current practices for improved efficiency and departmental performance.
Exceptional organizational skills and a disciplined approach to project management are essential, allowing you to thrive in a dynamic environment.
You must ensure that programs are scoped and executed promptly, managing expectations of internal stakeholders, third parties, and homeowners through various communication channels while aligning with business priorities.
A solid understanding of the impact of property services on operational teams and the necessity of delivering high-quality service to our homeowners is vital to our business strategy.
Comprehensive knowledge of property management, construction, and legislative changes is essential. Ideally, you will hold an HNC/degree or equivalent qualification and possess a professional certification in construction, such as RICS or CIOB.
