Position: Lead Cost Estimator

Overview:
We are seeking a Lead Cost Estimator to join our dynamic team. This role is pivotal in managing financial aspects of construction projects, ensuring that all surveying and commercial activities align with project goals.

Key Responsibilities:
1. Attend initial project meetings to gather essential information.
2. Develop a comprehensive understanding of contract documents.
3. Review pre-commencement budgets prior to finalizing handover forms.
4. Identify and address any discrepancies in orders and contracts promptly.
5. Provide detailed project analyses, including cost forecasts and labor payout rates.
6. Source subcontractors, negotiate costs, and manage subcontract orders.
7. Prepare and administer subcontractor accounts, ensuring timely submissions.
8. Participate in valuation meetings with main contractors or client representatives as necessary.
9. Ensure timely agreement of submitted valuations and receipt of payments.
10. Maintain accurate monthly costings and present reports to the Commercial Manager.
11. Manage pricing, confirmation, and agreement of all variations with main contractors.
12. Measure labor-only subcontractors and direct labor weekly, authorizing payments accordingly.
13. Create and maintain precise records of timesheets and invoices for accurate cost reporting.
14. Oversee the creation, submission, and agreement of final accounts within stipulated timeframes.
15. Ensure retention payments are received as per contract terms.
16. Produce Purchase Orders for variation works based on competitive quotes.
17. Ensure financial documentation is accurate and submitted in a timely manner.
18. Prepare and negotiate claims for time extensions and reimbursement of expenses.
19. Collaborate with management and procurement teams to enhance profit margins for contracts.
20. Adhere to and assist in implementing all commercial processes and procedures.
21. Maintain a thorough understanding of contractual, commercial, and legal processes related to projects.
22. Provide high-quality technical and commercial support to meet business and client objectives.

Qualifications:
- Degree in Quantity Surveying or Commercial Management.
- Professional qualification in the field.
- Proficiency in Microsoft Office Suite.

Experience:
- Minimum of 7 years in the construction industry, preferably with a subcontractor background.

Technical Skills:
- Comprehensive knowledge of carpentry and construction techniques.
- Strong financial awareness and budget management skills.
- Excellent negotiation and communication abilities.
