We are seeking an experienced Construction Project Manager to join our team at Corbenyah Properties, a leading investment group based in Lytham St. Annes. As a key member of our property development team, you will be responsible for overseeing projects across our 50-60 property residential portfolio and 10-12 property commercial development portfolio.
Key Responsibilities:
- Manage projects from soft strip, refurbishment, to complete new build, with a focus on delivering high-quality results within budget and time constraints.
- Monitor project costs vs budgets and progress vs estimated timescales, ensuring timely completion and cost-effectiveness.
- Lead on conducting quality and health & safety inspections across sites, ensuring compliance with building codes and safety regulations.
- Maintain rigorous procurement methodology from scope of works, tender to contractor award, ensuring best value for the company.
- Organize work schedules / resource planning for the site construction team, costings, and budget, ensuring efficient project delivery.
- Manage commercial sites on a day-to-day basis, including supervision of the in-house trades team, monitoring subcontractors, and overseeing site quality control.
- Work effectively alongside appointed Quantity Surveyors, buildings control, M & E, and HVAC providers, architects, surveyors, and engineers to inspect design documentation.
- Assist in the arrangement of residential maintenance and building works, liaising with contractors to ensure a high standard and budget compliance.
- Conduct regular property inspections, ensuring all properties meet current government legislation, including gas safety, electrical safety certificates, smoke alarms, EPC ratings, and property insurance.
- Work with the team to complete annual review of rental price and yield in line with current market trends and creation of reports for senior management.
- Lead on property acquisition and sales.
Requirements:
- 5 years' experience overseeing site/construction projects of a similar scale and complexity.
- Residential property management desirable but not essential.
- CSCS Accreditation beneficial.
- Familiar with Risk Assessments (RAMS) for HSE & Insurance purposes.
- MS Projects or Equivalent Project Plan experience.
Working Conditions:
- Core working hours are Monday to Friday, however, our construction teams work evening and weekends where necessary to accommodate site accessibility and to complete projects to agreed timescales.
- The role may require working outdoors, in varying weather conditions.
- Willingness to travel around the Fylde region and the North West and own transport essential.
