This is an exciting opportunity to join Bellway Homes, one of the largest residential developers in the UK. Our North East Division is seeking a Senior Land Manager to become a vital part of the Land department.

The Role

The Senior Land Manager will be responsible for identifying and securing development sites within the Division to meet land acquisition targets. This role involves close collaboration with the Planning team to maximize the value derived from all land acquisitions.

Key Responsibilities:

  • Establish and maintain strong relationships with external property contacts, including local authorities, agents, landowners, and other developers, to pursue opportunities for the company.
  • Facilitate communication between the Land department and other internal teams, as well as across Divisions and the Group, to optimize opportunities and foster effective collaboration in the land acquisition process.
  • Present acquisition proposals in a professional and objective manner, ensuring alignment with Group and Divisional procedures, and incorporating necessary input from other departments.
  • In collaboration with the Technical Department, oversee the appointment of external professionals and consultants for site appraisals.
  • Manage all projects from initial site identification and appraisal through to purchase and obtaining implementable planning consent, ensuring adherence to budgetary constraints.
  • Support the Land Director in reviewing and finalizing the Land Strategy, managing the land bidding and acquisition processes. Maintain and enhance a network of contacts while assisting the Land Director with complex land transactions. Strong IT and communication skills are essential.

Experience, Qualifications, and Skills

Experience:

  • Proven experience as a Land Manager or Senior Land Manager, particularly in managing complex land transactions.
  • Demonstrated expertise in land acquisition and the appraisal process.

Qualifications and Training:

  • A degree in Property Development, Planning, or Real Estate is desirable.

Skills and Aptitude:

  • Exceptional negotiation skills.
  • Meticulous attention to detail.
  • Strong administrative capabilities.
  • Ability to work effectively under deadlines and manage multiple tasks simultaneously.
  • Capacity to work independently as well as collaboratively within a team.
  • Proficient in IT, with a solid understanding of Microsoft Office applications (Word, Excel, Outlook).
  • Commitment to promoting diversity and inclusion.

Working Conditions:

  • Flexibility in daily duties and working hours is expected.
  • This is an office-based role with regular travel requirements.
