Position: Lead Building Surveyor and M&E Specialist

Location: Flexible, with travel requirements (includes a £4,500 vehicle allowance)

Working Hours: 35 hours per week, Monday to Friday

Key Objectives of the Role:

  • Conducting surveying tasks and executing projects that greatly enhance the team's success.
  • Sharing technical expertise and insights with the team to benefit our clients and customers.
  • Providing essential support to the Regional Surveying and Projects Manager, engaging in complex and process-driven projects.
  • Proficiency in Fire Alarm systems, Emergency Call Systems, and AOVs for retirement developments is crucial.

Organizational Structure:

This position reports directly to the Regional Surveying and Projects Manager.

Core Responsibilities:

  • Surveying properties and drafting specifications for works.
  • Creating documentation in line with CDM 2015 and ensuring adherence to regulations and best practices.
  • Guaranteeing that all significant works comply with Company protocols and legal standards, including Section 20 consultation under the Landlord and Tenant Act 1985.
  • Overseeing building works to ensure outstanding customer service, exemplary contractor performance, and high-quality completed projects.
  • Contributing to effective contractor and consultant performance management; fostering collaborative relationships with partners to enhance customer service, value, and workmanship quality.
  • Engaging in Continuous Professional Development (CPD) as per the requirements of your professional body, including both receiving and delivering CPD within the surveying team.
  • Identifying potential business opportunities beyond core clients and assisting the Surveying and Projects Manager in securing new business with external clients.
  • Collaborating with the core client major works team to ensure effective communication between the major works team and the surveying team.
  • Leading and managing key improvement initiatives to advance the team's capabilities and service offerings.
  • Performing additional duties related to the efficient functioning of the team and supporting the Surveying and Project Managers as needed.

Qualifications:

  • Possession of a relevant technical qualification (e.g., Degree / HND) in Surveying or a related building discipline, along with professional experience achieving MRICS, MCIOB, or a comparable professional qualification.

Experience:

  • Extensive technical surveying experience within the Property Management sector across various building types.
  • Proven track record of successful project delivery while managing contractors and consultants as necessary.
  • Strong commercial acumen regarding surveying practices and the ability to clearly communicate commercial performance to senior management.
  • Experience and willingness to cultivate relationships within the team to identify and pursue improvement opportunities.
  • A comprehensive understanding of health and safety regulations applicable to surveying, contractor management, and project execution.
  • In-depth knowledge of the Residential Property Sector and regulatory frameworks, including Section 20 processes and CDM.
  • Effective communication skills with internal and external stakeholders at all organizational levels.
  • Familiarity with AOVs, Emergency Call Systems, and Fire Panels is advantageous.

Technical Proficiencies:

  • Knowledge of Mechanical and Electrical systems and the ability to develop suitable performance specifications in collaboration with M&E consultants.
  • Project management and execution capabilities.
  • Experience with Insurance Remediation projects, such as Fire and Flood damage, is desirable.
  • Understanding of building structures and materials to support the Technical Services team (EWS1 / FRAEW).
