Key Responsibilities:
As a Real Estate Operations Manager, you will play a pivotal role in our mission to become the premier property management firm in the UK by:
- Delivering outstanding property management services to our clients, ensuring a seamless and enjoyable customer experience.
- Implementing our strategic framework to maintain properties effectively for both landlords and tenants, demonstrating full compliance with statutory requirements as the appointed manager.

In this autonomous role, you will manage your schedule independently, prioritizing visits to properties based on their specific needs.

- Overseeing and approving all financial expenditures throughout the year, ensuring cash flow stability to avoid funding challenges while providing value for money for clients and customers, including reviewing service charge accounts and budgets.

- Collaborating with the credit control team to manage portfolio debts effectively, including the initial collection of routine service charge arrears.


- Ensuring all properties comply with essential Health and Safety regulations, including Fire Safety, Asbestos, and Legionella regulations, acting as the designated 'Responsible Person' for on-site Fire Safety compliance.

- Conducting thorough site inspections and visits to ensure that portfolio Key Performance Indicators (KPIs) are met throughout the year, aligned with our strategic framework.

- Completing all Fire and Health & Safety risk assessments and follow-up actions within specified timelines, taking responsibility for any enforcement actions and responding promptly to relevant authorities.


- Ensuring the timely execution of major and planned remedial works while managing contracts with external service providers, overseeing their performance to meet customer expectations.

- Effectively mobilizing and managing new schemes that come under our management.
