Role Overview:
The successful candidate will be responsible for crafting, executing, and managing a comprehensive regional marketing strategy aimed at attracting the right audience and generating inquiries for the sales team, ultimately driving sales to align with our business objectives.

Key Responsibilities:
1. Develop and implement captivating marketing and promotional campaigns to showcase property developments.
2. Collaborate closely with the Sales Team to formulate and execute long-term marketing strategies tailored for the region.
3. Regularly update regional content on the corporate website and relevant property platforms, ensuring the use of engaging visuals and accurate information.
4. Partner with a media buying and marketing agency to secure effective advertising placements.
5. Oversee and analyze performance metrics on platforms such as Rightmove, PPC, and Google Analytics, including both paid and organic social media advertising.
6. Manage the Cost per Inquiry to ensure that marketing efforts are both commercially viable and effective.
7. Stay informed about the latest marketing trends and identify innovative opportunities for growth.
8. Coordinate development launches and events, including pre-launch meetings and competitor analysis for potential sites.
9. Organize and promote launch events and show home openings, generating creative engagement ideas.
10. Gather and monitor requirements for marketing materials such as brochures and point-of-sale items for active developments.
11. Conduct weekly meetings with regional Sales Management to evaluate marketing needs and review sales performance.
12. Present monthly reports to the sales team, highlighting potential cost efficiencies and correlations between marketing channels.
13. Lead monthly regional marketing meetings with Sales, Marketing, PR, and Agencies to ensure effective budget utilization for lead generation.
14. Participate in quarterly marketing meetings with the Group to share best practices across regions.
15. Conduct quarterly site visits and monthly assessments for underperforming developments, providing insights on competitor sales rates and marketing activities, along with proposals for performance enhancement.

Candidate Profile:
The ideal candidate will possess experience in a dynamic marketing environment, demonstrating a solid understanding of both traditional and digital marketing tools. A creative and innovative mindset is essential, along with proficiency in Adobe Creative Suite, particularly Photoshop and InDesign.
