Job Summary and Key Responsibilities:

This is an exciting opportunity to work alongside the growing Corporate Lettings team based in Crowthorne House, Wokingham. The role manages a portfolio of properties for a Corporate Landlord and provides support to the wider property management team.

Key Responsibilities:
  • Oversee the department to ensure a professional and courteous service is received by Landlords/Tenants and identify opportunities to enhance service levels.
  • Discuss with the Client Success Manager and assume responsibility for staff interviews, local training, appraisals, coaching, and development.
  • Hold regular team meetings.
  • Respond promptly and effectively to internal and external complaints.
  • Manage the tenancies of a group of properties from the commencement of the tenancy until the end of the tenancy and where necessary, once the property is empty. Specifically, check and adhere to landlords' management instructions.
  • Issue instructions for management inspections, report to landlords the outcome following.
  • Issue instructions for safety inspections, including gas safety checks, and ensure compliance.
  • Organize for remedial works to be completed on a timely basis.
  • Advise Client Success Manager/Managing Agents of want of repairs.
  • Obtain estimates, issue works orders, and pay invoices.
  • Deal promptly with correspondence, telephone calls, and personal visits from tenants/landlords.
  • Conduct sight visits where necessary.
  • Receive end of tenancy reports, advise landlords and tenants of charges on tenant's deposits for cleaning, repairs, or replacements.
  • Finalize the release of the security deposit on the relevant parties in line with the scheme rules in which it is held.
  • Advise utility companies of tenancy changes where necessary and of meter readings at the end of the tenancy.
  • Report any complaint or legal letter/notice to the Client Success Manager and/or Operations Manager where required, immediately upon receipt.
  • Liaise closely with letting offices and client account departments in absence of Client Success Manager or on an ad-hoc basis.
  • Respond immediately to any lack of security or essential services, or any damage to tenants or the public associated with the landlord's property.
  • Ensure that appropriate charges are made for all services rendered.
  • Serve appropriate notices, where the landlord or tenant wishes to end a tenancy.
What We Are Looking For:

We are looking for an individual with outstanding communication and interpersonal skills, excellent time management and organisational skills, and the ability to demonstrate property management background. Preference will be given to candidates with professional body training exams (ARLA, RICS, IRPM, ARMA). IT literacy with good working knowledge of Microsoft Office applications is also essential. Knowledge of Propco system is beneficial but not essential.
