Property Manager
Nouvo Recruitment is working with a local organisation that is experiencing significant growth, making this an exciting time to join their innovative team.
We are seeking an experienced Property Manager or an Assistant Property Manager looking to take the next step in their career.
Key Responsibilities:
- Effectively manage your portfolio and provide excellent customer service.
- Respond to customer queries in a timely and professional manner.
- Manage electronic data and ensure prompt responses to emails and calls.
- Oversee health and safety, fire risk assessments, asbestos management, and other legal requirements.
- Prepare site reports and lift engineering works.
- Complete minutes and site reports.
- Organise meetings for the year ahead when taking over new sites.
- Continuously seek value for money by obtaining quotes from multiple contractors and sourcing local contractors.
- Create contract orders and sign contracts.
- Ensure all blocks have up-to-date health and safety and fire risk assessments, including appropriate signage.
- Authorise expenditure to maintain a steady cash flow and avoid financial difficulties.
- Work with accounts to create realistic budgets.
- Coordinate leaseholder and resident meetings, ensure minutes are kept and distributed.
- Promptly and cost-effectively maintain individual portfolios.
- Authorise seller's packs to ensure accurate and up-to-date information.
- Conduct site visits.
