Commercial Property Director

We are seeking an experienced Head of Property Management to join our team at Hays Specialist Recruitment. As a key member of our property management team, you will be responsible for leading the Commercial Property Management function, managing a small internal team and a range of external building managers to deliver a consistent service across the portfolio.
Key Responsibilities- Leadership and Management: Lead the Commercial Property Management function, managing a small internal team and a range of external building managers to deliver a consistent service across the portfolio.
- Risk Management: Manage property risks, including health and safety, maintenance, and ensure compliance with relevant regulations.
- Development and Design: Provide input to scheme design at the appropriate stage alongside project teams, ensuring that new developments meet the company's standards and objectives.
- Portfolio Management: Oversee the day-to-day management of the managing agents on the various projects and the wider portfolio, ensuring that all properties are managed efficiently and effectively.
- Rental Income: Consistently look to drive rental income across the portfolio, identifying opportunities for growth and improvement.
- Performance Management: Put in place KPI's and regular performance reviews for managing agents, including detailed oversight of voids and bad debt.
- Tenant Relations: Improve lettings, tenant relations, and engagement, ensuring that all stakeholders are satisfied with the service provided.
- Team Management: Day-to-day management of the team onsite and others offsite, ensuring that all team members are equipped to perform their roles effectively.
- Compliance and Planning: Conduct regular tenancy inspections, ensuring compliance and future planning, and assist with regular Commercial rent reviews, applications, and recommendations.
- Qualifications: MRICS with 4+ years PQE experience.
- Experience: 8+ Years Experience in Property Management in the Commercial Sector, with experience in managing and leading a team of 6+.
- Salary: Salary ranging from £85,000 to £95,000.
