Position Overview:

The Property Management Surveyor will collaborate closely with the Manager, utilizing their expertise in landlord and tenant relations to ensure effective management of the Council's property portfolio. This role involves negotiating property contracts to finalize terms, instructing legal teams, and ensuring the successful execution of tenancy agreements while fostering strong ongoing relationships to meet corporate objectives.

Key Responsibilities:

The successful candidate will be responsible for:

  • Managing a designated caseload in coordination with the Manager and support from Senior/Principal Surveyors.
  • Conducting negotiations for rent reviews and calculations.
  • Negotiating lease and license agreements.
  • Overseeing lease assignments and licenses for alterations, easements, wayleaves, and other estate management negotiations until completion.

Essential Experience:

The ideal candidate will possess experience in:

  • Property inspections, including basic building pathology.
  • Landlord and tenant matters, encompassing lease renewals, rent reviews, assignments, and lettings.
  • Awareness of the Valuation Office Agency (VOA) processes.
  • Management of licenses to alter, assignments, and changes of use, as well as the purchase and sale of land and property.

Qualifications:

A good standard of education with evidence of ongoing professional development in property surveying or a related field is required.

Additional Information:

This position requires a commitment of 37.5 hours per week, with a minimum of 12 days in the office each week.

The candidate should demonstrate strong IT literacy, including proficiency in relevant systems and databases, and possess the ability to manage multiple conflicting work demands effectively.
