**Property Maintenance Coordinator**

Location: Dorking

**Essential**:Full UK driving licence and your own car

**Salary**: £25000 - £26000

Job type: Full time

Hours: Mon - Fri, 9am-6pm + 1 in 3 Saturdays, 9am-1pm (with time off in lieu the following week)

**Job purpose**:
To assist the Property Management department and look after a portfolio of residential units.

**Key responsibilities**:

- Day to day property maintenance issues
- Ensuring landlords, tenants, contractors and colleagues are fully aware of actions you have taken, programmes of work and progress
- Recording all accurate file notes on the property management system
- Invoice management and processing
- Obtaining competitive quotes on behalf of the landlord
- Manage the process relating to insurance claims
- Arranging gas safety certificates
- Arranging Property Inspections
- Deposit returns, negotiating between Landlord and Tenant to resolve any damages and liaising with tenancy deposit scheme where necessary
- Comply with lettings administrative procedures and all relevant legislation
- Provide exceptional client service

**Key Skills**:

- Previous experience in Property Maintenance or similar
- Knowledge of 'FixFlow’ - desirable but not essential
- Excellent IT skills
- Team player
- Ability to multi-task and priorities work loads
- Personable and well presented at all times
- A good command of the English language
- Organised and on time
- A good sense of humour
