**MAIN PURPOSE**:
The purpose of this position is to manage the maintenance and upkeep of the site in accordance with published policies and required standards. To ensure the smooth operation of all building and site services. There will also be a requirement to provide transport services for the service users to and from various off-site day centres, colleges, trips out etc, as and when necessary.

It is a requirement of the company that a professional and sympathetic attitude is presented at all times that reflects the company’s standards, aims and principles.

Please note that no tasks are to be undertaken if they are outside of the documented competency of the post holder.

**MAIN TASKS AND RESPONSIBILITIES**:

- To conduct routine maintenance and monitoring checks as per the attached Estates checklists at differing periods.
- To undertake minor refurbishment and redecoration to areas of the service as requested. This will not include major refurbishments or repositioning works.
- To ensure that the security features of the service are maintained, including perimeter fencing, lighting, CCTV and other features where fitted.
- To supervise all contractors entering and working on site. To authorise the completion of the contractor’s work and keep records of all activities.
- To ensure that all garden furniture is regularly inspected visually for safety, stored securely and if unsafe, withdrawn from use until repaired or replaced.
- To carry out basic repairs internally and externally as stated on the attached list.
- To carry out regular visual inspections of all plant, fixtures and fittings, reporting any concerns to the Service Manager for repair as necessary.
- To become and remain familiar with all building and utilities within the service, reporting faults when identified.
- To maintain accurate and accessible documentation and logs for all activities.
- To operate heating plant in accordance with instructions.
- To undertake duties in accordance with the services fire plan.
- To maintain work and storage areas in a neat, tidy, sage and secure manner.
- To maintain an inventory of company tools and equipment and ensure that are regularly serviced and maintained according to the manufacturer’s recommendations.
- To procure, within the Service Managers approval, all goods, materials and spares required for undertaking duties.
- To receive deliveries of goods and ensure that they are moved safely and promptly to the correct storage area.
- To undertake the gardening responsibilities either wholly are part where no gardener or contractor is employed.
- To accompany visitors when and where required including contractors, Estates and Property Manager, Fire Officers, and Health and Safety Advisors whilst on site.
- To liaise with senior staff regarding on-site events and prepare the rooms accordingly (setting out tables, chairs, any electrical equipment etc.). To also liaise with senior staff regarding trips out, transport requirements etc.
- To provide other reasonable services/duties that may fall within the scope of the job as requested by the company.
- At the end of each financial year (end of May) carry out stock check of all store items in stock, and read all meters including the gas and water. This information needs to then be given to the admin department.

**VEHICLES**
- To maintain company vehicles based at the service, ensuring that they are fully roadworthy and clean. This will include but not limited to weekly checks of oil, fuel levels, washer bottle levels and tyre pressures.
- To ensure vehicle documentation is current - to include MOT, road tax, vehicle mileage sheets and that current documentation is available. For minibuses or vehicles with tail lifts and wheel chair clamps are serviced as required and documentation stored and filed correctly.
- To drive company vehicles for staff, service users, supplies, collections and other authorised journeys.
- Ensure that vehicle mileage sheets are replaced at the end of each month and passed to the Admin Dept.
- To provide other reasonable services/duties that may fall within the scope of the job as requested by the company.
- To undertake, any reasonable travelling requirements, in order to fulfil the tasks and responsibilities
