Job Title: Head of Property Management

Job Location: Beeston

**Salary**: £30,000- £35,000 DOE

Our Client, Nottingham’s No.1 Estate Agent have an awesome opportunity for a Head of Property Management to join their fabulous team in Beeston You will have previous experience managing a team and extensive knowledge of Property Law. This position willinclude managing stock of over 1000 properties and managing a team of 5.

The Responsibilities are:

- Day-to-day property management of a portfolio of office assets, including preparing client reports on the property management service and regular formal reporting to clients.
- Preparation and administration of annual service charge budgets, reconciliations, and expenditure
- Undertaking and arranging property inspections
- Ensuring tenants’ compliance with lease obligations
- Management of the arrears process including collection of rental and other income
- Reading leases, ensuring a high level of detail and accurate record keeping
- Overseeing the provision of common services to properties and tenants
- Ensuring compliance with legislation including Health and Safety and other regulations
- Reporting to and working with clients on tenure and physical improvements to properties
- Working with landlords and tenants on all other matters relating to the client's property portfolio
- Interest in working as part of a growing team and business
- Provide support and assistance to the asset management team and clients in connection with value enhancement opportunities including rent reviews, lettings and lease renewal programmes
- Deliver additional services and drive additional fee generation where possible
- Management of the Property Management team

The Individual will:

- Proven capability in property management
- 3-4 years experience in the property sector
- Expert management skills
- Experience using property management systems
- Excellent written and communication skills with the ability to swiftly build gravitas amongst clients
- Positive attitude, true team player with a 'can do’ approach
