The Hargreaves Group was founded in 1964 as a private investment and development company specialising in commercial and residential property. The Group holds a mixed portfolio of over 2m sq. ft. of commercial property and over 100 residential units located in the southeast of England. As the Group’s objective is to hold the investment properties for long term capital and rental value growth, we are looking to add a maintenance assistant to the existing team to help keep the properties, and our head office in Rustington, in a consistently high standard of repair and maintenance.

**The Role**:
This is a full time role Monday - Friday working for a local company undertaking maintenance repair jobs on residential & commercial properties.

**The Property Maintenance Assistant responsibilities will include**:

- Receiving job lists and undertaking works in a timely manner under the supervision of the Property Management team.
- Undertaking ad-hoc maintenance tasks including, but not limited to, area maintenance, light bulb replacement, painting, decorating, plaster repairs, minor internal and external maintenance repairs to hard and soft surfaces, across the Group’s commercial and residential investment portfolios, and its head office in Rustington, and adhering to a pre-planned schedule of inspections.
- Taking photographs of works before and after.
- Inspection of vacant properties on a weekly / fortnightly basis, including light cleaning to remove any debris build up.
- Reporting defects/incidents on the commercial and residential estates and taking corrective action after consultation with the line manager.
- Meter readings of commercial and residential properties.
- Erection of new letting boards and replacement letting boards at the commercial and residential properties, including tenant and other (e.g. letting agent) signage on totem and estate signage boards.
- Ensuring maintenance tasks, whether routine or reactive, are completed to a high standard and recorded in relevant systems.
- Providing clear and concise reports of inspection findings and recommendations.
- Ensuring all tools are maintained and kept securely, only used by authorised personnel.

**Requirements for the individual will be**:

- To be flexible and take on urgent jobs at short notice.
- Travel across the south east of England, as necessary, to undertake tasks.
- To attend team meetings once a week at the company’s head office in Rustington to be assigned tasks for the forthcoming week. These meetings are currently held on Mondays at 9am.
- Maintain time sheets describing work undertaken to be completed daily and submitted weekly.
- Report to the Property Maintenance Manager (commercial) or Residential Property Manager in respect of works, keeping them updated at all times on progress.

Pay: £28,000.00-£35,000.00 per year
