Our Rural Estate extends to circa 12,000 acres of mainly urban fringe land. This land is managed and maintained with future development in mind whilst also ensuring it is effective, efficient, and safe.

**So, what are we looking for?**

Following the recent departure of a member of our Rural Estates Team, an exciting opportunity has opened up here in the North West. Working closely with the Associate Director, you will be responsible for the day to day management of property across our Rural Estate, which extends nationwide, albeit focussed around and within the Greater Manchester area

**What will you be doing?**

Our Land Agents each have their own portfolio of property to manage. Working closely with our Associate Director, and alongside our other Land Agents you will be responsible for the day to day management of property across our Rural Estate, which extends nationwide, albeit focussed around and within the Greater Manchester area.

We really want to find someone who has MRICS along with a sound knowledge of UK and EU agricultural and land-use regulations/legal framework.

This is an ideal opportunity for someone looking to learn and gain experience in a client side development facilitating Land and Estates Team.

**What will you be doing?**

Our land portfolio is managed with future development in mind. The Estates Team work to facilitate future development aspirations through careful management of our land and building strong relationships with our farming tenants and other stakeholders. There is a real focus on identification of new opportunities to add value, not just in terms of rent roll and capital value.

You will provide support to Estates and Land Associate Director to maximise income and drive growth across the portfolio (working within constraints), to
- Identify and progress opportunities for diversification and or development, working with planners and agents where required
- Identify, report, negotiate and complete sales, and covenant variations
- Identify and report on acquisition opportunities, provide support to Estates Director and Associate Director in pursuing opportunities
- Identify threats and opportunities, prepare reports and present to Estates Operational meetings.
- Work with colleagues in the wider Land & Communities Team to ensure our strategic aspirations can be delivered
- Support the Director, Associate Director in Delivering Strategic Estate Plan

Although your role will vary, your specific day to day property management responsibilities will include
- Undertaking regular property inspections ensuing Health & Safety and Regulatory Compliance
- Instruct property maintenance works in line with agreed budgets
- Contribute to repairs and maintenance budget, manage and monitor contractors, RAMS documentation and job progression for works
- Engaging new and existing tenants, building and maintaining relationships
- Maintain property data base and work with the drawing office to maintain spatial portal
- Negotiation and preparation of new agricultural, residential and rural commercial lettings
- Negotiating and preparing lease renewals, surrenders and re-grant to ensure land is ready for development, working to agreed timescales
- Conducting (and/or instruct and oversee external agents undertaking) rent reviews
- Undertake (and/or instruct and oversee external agents undertaking) and report boundary surveys, management and health and safety inspections, reacting to and investigating complaints received from members of the public
- Plan for, react to and deal with trespass on land, liaising with councils, police and third parties to remedy issues, deal with adverse possession claims
- Work with team and credit control to man
