Bespoke Supportive Tenancies Ltd is a not for profit housing provider which provides security, dignity and a home for life for vulnerable individuals throughout the UK.

We provide prospective tenants with a choice of property that is tailored to their needs and choices. Whether this is to live close to family and friends, in integrated communities with good transport links and social activities, we adapt homes to meet the needs of tenants and also provide a 24 hour quality repairs and maintenance service.

We work in partnership with local authorities, support providers, families and tenants to provide this bespoke housing solution and in our efforts to achieve new benchmarks for housing provision for vulnerable people.

Bespoke Supportive Tenancies Ltd has been increasing housing opportunities for people with learning disabilities and mental health conditions. Consequently, an exciting opportunity has arisen within the BeST Asset Management Team for an Asset Management Co-ordinator.

**The Role**

The main purpose of the role is to provide an efficient, responsive, customer focused, repairs and maintenance service to tenants in respect of responsive repairs, planned and cyclical maintenance, and compliance works. Acting as the first point of contact for all enquiries in this regard.

**Key Duties/Responsibilities**
- Respond to telephone enquiries from tenants, support providers and advocates in relation to property repairs and maintenance requirements.
- Diagnose repair and maintenance issues, prioritise works and issue to approved contractors.
- Advise support providers on the provision of aids and adaptations.
- Obtain satisfactory cost estimates, quotations and tenders from potential contractors and record on SaSSHA (internal housing management system).
- Liaise with external contractors to ensure works are carried out and within the agreed timescales.
- Maintain regular contact with tenants and support providers in relation to the progress of repairs.
- Analyse, verify, and process contractor invoices within the agreed timescales.
- Maintain electronic records on SaSSHA and contractor software.
- Ensure that data collection and processing is compliant with GDPR guidelines.
- Identify training needs as necessary and be committed to continuous professional development.
- Undertake any other duties as commensurate with the role and as directed by the Senior AM Co-ordinator or Head of Asset Management.

**Essential Skills/Experience**
- An understanding of customer care and a commitment to the provision of quality services.
- Excellent customer service and telephone skills.
- Good verbal and written communication skills.
- Strong organisational ability and attention to detail.
- Ability to prioritise and co-ordinate workloads.
- Experience of Microsoft and Excel packages.

**Desirable Skills/Experience**
- An understanding of the needs of tenants living in supported living, in particular in respect of mental health and learning disabilities.
- Experience of report production and presentation.
- Experience of collating and analysing data and interpretation of complex legislation.
- Knowledge of current Health and Safety legislation/compliance.

Benefits include company pension, 25 days leave (plus bank holidays) increasing to a maximum of 30 days following 5 years service, Perkbox membership and onsite parking.
