Conveyancing Assistant

**Salary**: £23,000 - £27,000
Hours: 9.00am - 5.30pm
Location: Maidenhead

My client, a leading law firm, are recruiting for an experienced Residential Conveyancing Assistant to work on post-exchange matters.

Duties
- To liaise with members of staff engaged in pre-exchange work and to anticipate when contracts will be exchanged so that a timetable can be prepared for scheduled completions.
- Immediately prior to or upon exchange to assume responsibility for files and to carry them through to completion, registration and scheduling.
- Through the firm's Case Management System to prepare documents, mortgage deeds and Land Registry searches.
- To prepare financial statements prior to completion.
- To ensure that Certificates on Title are given in accordance with Rule 6 of the CML Lenders Handbook under supervision of the fee earner.
- To ensure that funds are available for completion either from lenders or clients.
- To ensure that completions take place on the prescribed day in accordance with the exchanged contract and to liaise with clients on keys and possession.
- Immediately following completion to arrange submission of the Stamp Duty Land Tax return with HMRC and registration at Land Registry within search priority periods.
- To deal with requisitions from the Land Registry under supervision of the fee earner.
- Upon completion of registration at the Land Registry to expeditiously confirm to the lenders and schedule the file to the client.
- To deal with word-processing and the inputting of documents and correspondence as directed by the lawyers.
- To attend to clients both on the telephone and in person.
- To deal accurately with filing - storage and retrieval of client files in line with the department's filing system.

To be considered for this role you will need to have at least several years’ experience working as a Conveyancing Assistant in a similar role.
