We are DiffeRENT, a small and well-established family-run business based in Southampton, with ambitious growth plans in the HMO property rental sector. We pride ourselves on providing exceptional service to both tenants and landlords, ensuring their needs are met and fostering positive and lasting relationships. As part of our expansion, we are seeking a dedicated and experienced Part-Time Letting Agent to join our team.

**Position Overview**:
As a Part-Time Letting Agent, you will play a crucial role in our company's success by managing the rental process, from tenant acquisition to property acquisition. This role requires excellent interpersonal skills, attention to detail, and the ability to handle multiple tasks effectively.

**Importance**:
As a key member of our team, you will fill room voids in our HMO portfolio proactively, search for new properties to manage, and provide exceptional customer service to residents and landlords.

**Responsibilities**:

- Actively seek and attract potential tenants for available properties
- Conduct thorough tenant screening
- Coordinate property viewings and provide accurate information to interested parties
- Negotiate lease agreements
- Provide exceptional customer service to all residents, address tenant inquiries and concerns promptly and professionally
- Conduct regular inspections of rented properties to ensure tenant satisfaction and compliance with lease terms
- Actively seek and attract new property management opportunities
- Build and maintain positive relationships with landlords and provide regular updates on property performance
- Stay updated on relevant local regulations and industry trends
- Due to the nature of the job, work on evenings and weekends may be required.

Ideal Outcome:
We are seeking a proactive and self-managing individual who can be trusted to keep occupancy as close as possible to 100% and bring in more properties to manage in their spare time. You will cooperate with the Operations Manager and Administrator continually, focusing on managing relationships with people - prospects, current residents, and landlords - and ensuring their happiness.

Qualifications and Skills:

- Minimum of 5 years of experience in a similar role within the letting industry
- Strong knowledge of the local rental market in Southampton, UK
- Excellent communication and negotiation skills
- Exceptional customer service and interpersonal skills
- Assertiveness and ability to handle conflict
- Detail-oriented with the ability to handle multiple tasks efficiently
- Proficient in using relevant software and tools for property management
- Familiarity with legal requirements and regulations related to letting properties
- You will need to be self employed or be a registered Ltd company

Success Criteria:
Your success in this role will be characterised by a minimum occupancy rate of 95%, bringing more properties to manage, maintaining happy residents, satisfied landlords, and timely responses to tenants.
