**Valuer**

**Main Purpose of Job**:
To provide a professional service ensuring efficient management of commercial land and property portfolio. This includes safeguarding capital investment, promoting employment opportunities, and generating capital and revenue surpluses.

**Main Tasks/Duties/Responsibilities**:

- Undertake duties associated with an experienced, professionally qualified, and registered RICS Land and Property Surveyor.
- Conduct end-of-year Asset Register valuations/reports and sign off as a Registered Valuer.
- Inspect, survey, value, negotiate, report upon, and conclude all allocated cases, including acquisitions, disposals, easements, licenses, appropriations, insurance, purchase and blight notices, agricultural tenancies, telecom masts, and residential feasibility studies.
- Manage the land and property portfolio, encompassing lease renewals, rent reviews, assignments, new lettings, lease surrenders, and schedules of dilapidations.
- Set and monitor relevant targets and budgets.
- Negotiate covenant consent cases with "added value".
- Prepare cases for arbitration and attend County Court as an expert witness when required.
- Undertake general valuation, commercial surveying work, and miscellaneous estate management matters.
- Represent the service and provide property advice at internal council meetings and meetings with external bodies as necessary.
- Stay updated with relevant legislation, government and council policy, case law, planning policy, property market trends, RICS guidelines, codes of practice, and CPD requirements.
- Develop strategies and solutions for future implementation.

- Adhere to current Health and Safety Regulations and the Borough's Health and Safety policy and procedures relevant to the role.
- Proactively engage in personal and professional development, updating knowledge and skills as agreed annually through the Performance Appraisal Scheme.
- Maintain awareness of and report any risk concerns to your manager, incorporating risks into the formal risk management process.
- Produce performance information reliably, timely, and accurately, in line with the Council’s Data Quality Policy.
- Adhere to the Council’s Equal Opportunities Policy.
- Undertake any other duties reasonably allocated to the postholder commensurate with the grading and responsibilities of the post.
- Adhere to the Council's information security and data protection policies and procedures, ensuring the secure handling of confidential and sensitive data.

**Job Types**: Full-time, Fixed term contract
Contract length: 6 months

**Salary**: £16.92-£22.00 per hour

Expected hours: 37 per week
