Property Manager

Our client is one of the largest independent property specialists in South Wales, providing expert help and advice across the entire range of its services. They are currently looking to recruit a Residential Property Manager (sometimes also known as a HousingOfficer in their industry) to join their Pontypridd office.
**Main Responsibilities of the role**:
As a Residential Property Manager, you will be expected to be the point of contact for landlords, tenants and contractors. You will be involved in the tenant move-in process, ensuring the properties are ready for tenancy, and maintained during the tenancyas well as handling the process of the checkout up to and including the processing of the deposit.
**The Role - Property Manager**:
- Be the initial point of contact for all property management day-to-day issues on the property management help desk.
- From time to time be the initial point of contact for all block management issues on the property management helpdesk.
- Liaising with landlords on maintenance items or other issues relating to their property.
- Liaising with our in-house maintenance team and external contractors on maintenance tasks to obtain quotes, organise work and coordinate access.
- Dealing with utility suppliers for new tenants and ongoing bills.
- Carrying out referencing of prospective tenants including obtaining credit checks and references from landlords and employers.
- Carry out property inspections and inventories where required in line with the current legislation of health and safety.

**Experience and Skills Required**:
You will be expected to have property/housing experience and ideally be Rent Smart Wales qualified, and if not, you must be able to demonstrate transferrable skills and a passion to further a career in property management.
- Good IT skills, working from our CRM systems and software systems
- Ability to prioritise workload and meet strict deadlines
- Ability to work independently and as part of a team
- Ability to develop, monitor and update information, systems and procedures
- Attention to detail and taking pride in your work
