**Land and New Homes **is a specialist department offering a dedicated bespoke service from **sourcing land for property development** and obtaining planning approval through to maximising the value of any new property construction.

Due to the growth and continued commitment of this team we are looking for a **Head of the department** with the ability and drive to take our **Land & New Homes department forward. **Experience in land and/or new homes is essential to fulfilling this role. **The main purpose of this role is**:
To **lead and develop Leasehold Management **to meet the **Groups strategic objective **of growing alternative income streams and providing greater levels of service to clients by:

- **Developing the people** employed in leasehold management
- **Growing the client base and the support structure** to facilitate this (offices/people)
- Being **responsible for risk management and controls in the business**.

**Principal Accountabilities**:
**STRATEGY**:

- To **lead the development and growth of leasehold management.**:

- To **actively seek new business** and develop the client base.
- To **contribute to ALM senior management team on a strategic level** and attend monthly board meetings
- To **provide advice and support to the Andrews group** and other departments on leasehold property, where required.

**STANDARDS AND COMPLIANCE**:

- To be aware of the **legislation covering leasehold management and ensure compliance.**:

- To be aware of the **professional associations (RICS and ARMA) code of practice, rules and regulations**, and to abide by them.
- To **observe and comply with Andrews Health and Safety policy and procedures**, observe and **promote equal opportunities** and **customer care** in accordance with Andrews aims and objectives

**OPERATIONS**:

- To **manage the processes and systems required in** the successful running of a quality business operation.
- To **deliver client satisfaction, handle complaint resolution and manage customer relationships.**:

- To **be aware of leasehold management targets**, control department costs and achieve business plans.
- To **maintain relationships with Andrews branch network**/employees and head office functions.
- To **understand the ICT systems in the department**, manage and control them together with the IT support team.
- To ensure that the department **upholds Quality Management processes and systems** including sufficient record keeping.
- To **be aware of business risks associated with managing leasehold property,** put systems in place to manage the risk and operate systems to ‘check’ risk has been mitigated.

**PEOPLE AND RELATIONSHIP MANAGEMENT**:

- To recruit, retain and **lead a team** to carry out the leasehold management function.
- To proactively **manage all resources** (including staff) systems and processes to ensure appropriate and effective delivery of services including:

- **Day to day supervision**:

- **Delegation**:

- **Planning and organising team resources**:

- **Communication**:

- **Performance management/ objective setting/ feedback**:

- **Develop the training team, using regular appraisals to identify learning and development needs**:

- **Coaching and sharing knowledge (both technical and personal development)**

**MISCELLANEOUS**:
To undertake any other duties as may reasonably be required in line with the level of responsibility of the post and in order to meet the changing needs of the organisation

**The skills you’ll need**:

- You thrive under pressure and will take pride in liaising with landlords and contractors to resolve both technical and practical issues and you be responsible for delivering impressive levels of customer service.
- **Leasehold experience is paramount and ideally you will be AIRPM or MIRPM qualified.**:

- **Strong administrative and IT skills**:

- **The ability to work as part of a successful team**:

- **Superb organisation and communication skills**:

- **Full driving licence (essential)**:

- **Managerial experience**:

- **Lands and New Homes experience**
