**Maintenance Officer**

**Salary: £28,635 - £31,478 full-time.**

**Job Purpose**:To support the wider work of Huggard in tackling homelessness and improving wellbeing by helping to ensure a well maintained, H&S compliant, safe and welcoming environment for clients and staff across Huggard services and buildings.

**Reporting to the Head of facilities.**

**Key Duties and Responsibilities**

**Basic maintenance**:

- Painting and general decoration
- Repair of doors, windows, and general building installations.
- General installation: e.g. Shelving, display boards.
- Basic plumbing and electrical: e.g. leaks, blockages, changing bulbs, minor installation and repair.
- Contacting and meeting relevant contractors where in-house repairs are not possible or for ongoing works.
- Supporting the cleaning of the building when required.
- Maintenance and organisation of general furniture and equipment.
- Inspection and repair of furniture.
- Maintain the appearance and condition of the Centres internally and externally as reasonably required.
- Clearance of rubbish, debris, and management of waste across the site.
- Ensuring the timely turnover of vacated accommodation through inspection and conducting/arranging cleaning, repairs, and decorative works, maintaining a high standard of accommodation for new residents.

**Monitoring & Compliance**:

- Ensure that the Health and Safety regulations, policies and procedures relating to the premises are fully observed.
- Monitoring and testing of property compliance requirements e.g. fire, emergency lighting, legionella, PAT testing.
- Undertaking property checks and raising H&S concerns.
- Regular monitoring of food hygiene standards and systems within Huggard’s commercial catering facilities and reporting on compliance.
- Checking the condition of Huggard vehicles and arranging servicing & repairs.

**General**:

- Attending team meetings and regular supervision sessions.
- Undertake training as required.
- Support and supervise the work of client volunteers undertaking facilities tasks across the organisation, as appropriate.
- To work seamlessly with the wider Huggard Team providing a compassionate, psychologically informed approach to working with and supporting people experiencing homelessness, who may be living with complex and compound trauma.

**Person Specification**

**Essential skills, knowledge, and abilities**:

- Experience in a maintenance role, undertaking repairs and have practical knowledge which can be applied.
- Experience of working under own initiative as well as part of a team.
- Experience of managing own workload and making delegated operational decisions.
- Good time management skills.
- Excellent organisational skills.
- Be able to work in a physical role requiring lifting and manual labour
- Proactive, friendly and enthusiastic.
- A positive attitude.
- The ability to work well under pressure in a challenging environment.
- The ability to form positive professional relationships with Huggard clients, staff, volunteers and external stakeholders.
- Ability to work under own initiative as well as a member of a team.
- Willingness to work out-of-hours on an occasional basis and demonstrate flexibility around working hours.
- Must hold a clean UK Driving Licence and be willing to work across Huggard sites.
- Be willing to help with any other reasonable tasks required.

**Desirable skills, knowledge, and abilities**:

- Qualifications in a desirable trade.
- Experience of working with people with complex needs.
- Knowledge of water control and safety management, fire safety and COSHH.

**Job Types**: Full-time, Permanent

**Salary**: £27,734.00-£30,606.00 per year
