Electrical Property Maintenance

My client is looking to recruit a temp ongoing property maintenance operative with an electrical bias.

**Key responsibilities**
- Responsible for the day to day running of heating and lighting, plant room inspections, fire alarm, and, security alarm systems within the buildings.
- Manage and work with multi-disciplined contractors.
- Work within Health and safety guidelines maintaining appropriate records where applicable.
- Ensuring compliance with all statutory requirements that are required as part of maintaining the site and ensuring adherence to current legislation and guidelines.
- Ensuring all electrical works are completed in a timely manner ensuring compliance with legislation including testing and inspection.
- Completion of risk assessments.
- Maintenance and repair of systems not covered by maintenance contracts providing a thought out and cost effective solution.
- Oversee external contractors on site and ensure safe working practises are adhered to.
- To assist the Head of Facilities and Accommodation to ensure the centre provides a safe operating environment.
- Complete planned & reactive maintenance works within the property budget
- Undertake periodic health & safety checks and property inspections.
- Carry out statutory compliance inspections if required.
- Assisting with ad-hoc jobs such as assisting tenants that are locked out and answering calls to the helpline phone for maintenance requests

Experience & skills
- Experience of completing repairs and planned/reactive maintenance in student accommodation
- Experience in electrical works is essential
- Experience of emergency lighting tests essential
- Undertaking periodic health & safety and statutory compliance testing
- Excellent communication & customer service skills and enjoys problem solving
- Able to diagnose & complete cost-effective repairs in a fast-paced environment.
- Proactive, positive attitude & able to work under own initiative.
- Strong IT skills with the ability to use IOS on iPhone and iPad and experience with Microsoft Office 365 - Word, Excel, PowerPoint & Outlook.
- Strong organisation and time management with a good attention to detail

**Hours **- 2 shift pattern - 7am till 3pm

11am till 7pm
