Property Surveyor

To take responsibility for a wide range of complex land and property management issues including leases and licences, acquisitions and disposals, boundary disputes etc.
To provide support to the Head of Property and Premises to ensure that the Trust’s property portfolio is actively and efficiently managed and used to best effect to deliver the Trust Estate Strategy.
To lead on specific property acquisitions and disposals, and other property management tasks as required including feasibility studies; preparing budget estimates, procurement strategies and producing programmes.
To provide specialist property management support for the Trust and Trust joint venture vehicles, as required.
To take a lead role in the liaison with client-user departments and directorates through management and co-ordination of the annual programmes of work (Capital and Non-Recurring Revenue Programmes undertaken by both SCFT and NHS Property Services).

Assist the Head of Property and Premises with negotiations in relation to property acquisitions and disposals.
Draft and collate the information required for property acquisitions and disposals.
Negotiate and develop new leases, licences and memorandum of occupation, and ensure that existing documentation is updated regularly.
Co-ordinate the arrangements for sealing and signing of documents, tracking the movement of these documents between SCFT and/or its partner organisations and their legal representatives.
Ensure that the Team has suitable systems in place to identify critical tasks/deadlines (e.g. rent reviews, lease breaks).
Support the Head of Property and Premises with the production of information, reports etc (e.g. estate rationalisation option appraisals).
Provide day to day guidance and support to the Asset Management division ensuring that they are able to work to the most up-to-date quality standards, policies and procedures.
Ensure that Asset Management division communicates regularly with SCFT’s financial teams in order that new or amended rental payments are actioned promptly.
Ensure that Asset Management division communicates regularly with the other appropriate teams within the Estates and Facilities Directorate so that amendments to the Estates and Facilities Property Information Systems are made promptly.
Liaise closely with the District Valuer & Valuation Office and ensure that appropriate provision of the information needed to support the 5yearly asset revaluation process.
Support the process for Rates payments to local authorities - ensuring that a programme of rates appeals and reviews is in place.
Act as a focal point for complex estate/property queries - collate responses to these queries and keep detailed records of these activities.
Assist the Head of Property and Premises with various specific tasks/projects including: Property searches, Property disposal, Estate rationalisation.
Support the Head of Property and Premises by ensuring that regular 1-2-1 supervision sessions are attended and an annual appraisal undertaken.
