Stepping Stone Projects is an established and growing charity providing quality homes and services to help prevent homelessness and transform lives across the North West.

Our support services are aimed at helping our customers develop the skills, knowledge and confidence they need to maintain a stable home and a structured lifestyle before assisting them in the process of securing or retaining permanent independent accommodation.

We are looking for a **Housing Management Officer** to join us supporting two projects in Blackburn.

Cherry Bridge Lodge is a 24-hour staffed, 40-bed hostel in the centre of Blackburn. This project consists of 30 single occupancy rooms where a customer has their own room but shares some communal areas (lounge, toilets & bathrooms). There are also 5 x 2 bedroomed flats, where a customer has their own room but shares some communal areas (small lounge, kitchenette area & bathroom). This is a mixed-gender project for adults over the age of 18 with a variety of needs including mental health, substance/drug use, alcohol use and challenging behaviour. Customers are supported in a person-centred way to move on their own accommodation.

Skye Crescent Lodge is a 24-hour staffed, 64-bed hostel in the Shadsworth area of Blackburn. This consists of 60 single occupancy rooms, where a customer has their own room but shares some communal areas (lounge, toilets & bathrooms). This is a mixed-gender project for adults over the age of 18 with a variety of needs including mental health, substance/drug use, alcohol use and challenging behaviour. Customers are supported in a person-centred way to move on their own accommodation.

The role will be part of a team providing 24/7 services to customers based on site.

The Housing Management Officer will work on a shift basis, hours will be an average of 37.5 per week on a six weekly rota:

- Week 1 = Monday to Friday 08:00 - 16:00
- Week 2 = Monday to Friday 08:00 - 16:00
- Week 3 = Monday to Friday 08:00 - 16:00
- Week 4 = Monday to Friday 12:00 - 20:00
- Week 5 = Monday to Friday 12:00 - 20:00
- Week 6 = Monday Off, Tuesday 12:30 - 20:00, Wednesday 12:00 - 20:00, Thursday Off, Friday Off, Saturday 08:00 - 20:00, Sunday 08:00 - 20:00

As part of the role you will:

- Provide a high-quality site-based intensive housing management service to customers on site
- Deliver a proactive housing management service to customers to enable them to meet the conditions of the tenancy with regard to any payment of rent and service charges, and meet their other obligations as a tenant.
- Take lead day to day responsibility for site facilities management and health and safety checks, in accordance with SSP policy and procedures.
- Keep void losses to a minimum by ensuring that swift action is taken to re-let void properties, including carrying out property inspections before and after the customer vacates the premises, ordering any repairs and replacement fixtures and fittings that are needed and arranging for the scheme cleaners to clean the property.
- Carry out sign-up procedures with new customers, ensuring that customers are given information on tenancy responsibilities and arrangements for reporting repairs.

- You have experience in providing housing management, housing related support, care and support, or housing advice in housing management
- You have a versatile, flexible and co-operative approach to work
- You demonstrate a diplomatic and non-judgmental approach
- You have the skill to frequently operating computerised administrative and office systems and software packages
- You have the ability to deliver housing-related support and to manage and act as a key worker to a case load of client
- You have the ability to manage time effectively, prioritise work and meet deadlines
