**WORKING TIME/TERMS**:
Full Time. Holiday entitlement in line with Governors and Local Authority annual leave policy. Leave to be taken outside term time unless with the prior agreement of the Headteachers.

Shift rota to ensure Campus is staffed throughout the day and evening in discussion/negotiation with the Business Manager

**MAIN PURPOSE**

To be responsible for all aspects of facilities and site management for King David Campus, including: security, cleanliness, porterage, monitoring/managing contracts and contractors, maintenance & refurbishment, repairs, health & safety, energy management, asset management, emergency response.

To ensure that the campus facilities are well-maintained, fit for purpose and provide a welcoming and professional environment.

To plan, implement and oversee the process of development of on-site provision for ensuring the campus is clean, safe and working efficiently.

To plan, implement and oversee the process of tendering for services where appropriate.

To manage the facilities team to meet the needs of the schools and the community, and maximise use of the campus resources.

**DIRECTLY RESPONSIBLE TO: Business Manager**

**LIAISING WITH: Head Teachers/Business Manager/ Site Staff/ Security staff/ Campus Staff**

**GENERAL RESPONSIBILITIES**
- To support and promote the Campus Jewish ethos and mission statement.
- To ensure a duty of care at all times to safeguard and promote the welfare of all students.
- To work within the Campus Heath and Safety policy to ensure a safe working environment for all students, staff and visitors.
- To work within the Campus Equal Opportunities policies to promote equality of opportunities for all students and staff.
- To maintain high professional standards of attendance, punctuality, appearance, conduct and courteous, positive relations with students, parents, colleagues and visitors.
- To actively support and promote positive professional and curriculum links across the campus.
- To assist with campus activities involving pupils where appropriate and according to individual skills
- To actively engage with the performance management process and continue with personal and professional development.
- To adhere to Campus policies and procedures as set out in the staff handbook and other documentation available.
- To attend Governor meetings where appropriate

**MAIN AREAS OF RESPONSIBILITY**

**ESTATE MANAGEMENT**:

- To monitor the work request procedures to ensure that day-to-day maintenance tasks and requests for minor works are undertaken expediently.
- To manage and supervise repairs carried out by the site team or, where necessary, attendance by maintenance contractors
- To oversee minor improvement works, ensuring best value for money is received and that the expenditure is managed within budget.
- To raise requisitions and orders to the financial system against the premises budgets for the school, and to confirm receipt of goods/services for the payment of invoices.
- To develop appropriate monitoring procedures to ensure that the campus is kept clean, safe, in a good state of repair and stocked with all necessary supplies.
- To monitor the hard FM contract ensuring that service level agreements are met and all planned preventative maintenance is satisfactorily completed
- To liaise with the FM provider and with LCC to ensure timely resolution of any facilities management issues
- To monitor the grounds maintenance contract including tree surveys
- To ensure that those parts of the campus not covered by the hard FM or grounds maintenance contracts are well maintained.
- To maintain good working relationships with school staff, leadership, local neighbours & others, and ensure open dialogue and communication with stakeholders is maintained.
- To produce a rolling programme of minor maintenance/repairs and redecoration/refurbishment over the next 3-5 years, providing estimated costs as necessary.
- To ensure that the Facilities Team works efficiently and effectively, produce appropriate duty rota, annual leave rota, and attendance records.
- Undertake the professional review and performance management of the Facilities Team ensuring continuing professional development (CPD).
- To report information on routine & reactive maintenance, statutory compliance checks, security, events management and any other aspects to the senior leadership team as requested.
- To attend the Buildings, H&S Committee and any other meetings as necessary.

**SECURITY**:

- To be responsible for the maintenance of fire safety systems and security on the site and within the buildings, including contents and the monitoring of the CCTV service.
- Ensure the maintenance and testing of the fire and intruder alarms, and ensure annual inspection of fire prevention equipment.
