**What is the role?**

This is an exciting opportunity for a Sales Director to join the Sales Team. This role reports to the Managing Director.

The Sales & Marketing team look after our customers and ensure that they find their perfect home. We pride ourselves on putting customers first, and sales and marketing are a key part in making that vision a reality.

**The role will include**:

- Lead the Sales and Marketing team to achieve targets in relation to sales and legal completions, revenue, and margin.
- Ensure Health & Safety is the primary focus and that all Sales environments meet Health and Safety standards. Identify any Health and Safety issues across the business and ensure that they are dealt with effectively and promptly.
- Promote our vision and values.
- Ensure that the Land and Commercial teams have the required quality inputs to enable them to prepare viabilities for future sites.
- Conduct market research and competitor analysis to ensure that product mix and pricing on all current and future developments is appropriate to achieve the required sales rates.
- Oversee the advertising and marketing plan to deliver the required number of leads to achieve sales targets. Measure and drive conversion of the leads to achieve the required sales rates, ensuring all customer reservations are compliant with our policies & procedures.
- Ensure the Sales team are fully resourced and well-directed, with clear guidelines and responsibilities, and are provided with full support in achieving these, in terms of communication, training and development.
- Lead and attend regular meetings such as internal management meetings, customers care meetings, and site visits and ensure that actions are followed up and the region continues to communicate effectively between disciplines.
- Adhere to our systems, policies and procedures.
- Ensure compliance with The Consumer Code / New Homes Quality Board and all other legislative requirements.
- Lead the focus on Customer Service in order to enhance the reputation of the Company, increase profitability, achieve customer satisfaction targets and ensure the region achieves 5 star builder status in the NHBC survey.

**What we need from you?**
- A wealth of experience at senior sales level in the new homes building industry
- Previous experience in leading and motivating a target-driven, customer-facing sales team
- Excellent communication skills, both written and verbal
- Fully conversant with Microsoft package, including Excel and Word
- Full UK Driving Licence is required
