**The Role**

We are excited to introduce the newly created role within our In-house Legal team This role will streamline and provide oversight across all in-house property-related transactions, consolidating them within the in-house property legal team. Reporting directly to the Head of Legal, the Head of Property Transactions will collaborate closely with Housing & Sales Operatives to ensure the seamless implementation of a clear conveyancing process throughout our entire leasehold/freehold/new development portfolio.

As the Head of Property Transactions, you will be responsible for:

- Providing expert advice on a diverse caseload of freehold/leasehold property transactions, including high-value Disposals & Acquisitions, New Developments plot sales, Resales, Buybacks, Share Ownership (OPSO), Enfranchisement, Statutory/Voluntary lease extensions, Deeds of Variations, Licences & Leases and more.
- Providing property and conveyancing law advice and support to ensure successful property transactions within the In-house property legal department while adhering to legislation and best practices to offer residents value for money.
- Managing the in-house Property Legal team
- Overseeing the overall property transaction budget, ensuring that income exceeds internal costs
- Managing training and compliance requirements under legislation, the Regulator of Social Housing (RSH), and the Housing Ombudsman.
- Developing and implementing a precedent template repository for use by the in-house property legal team across all property-related transactions.
- Identifying and implementing efficiencies and improvements in property transaction practices and processes to enhance customer engagement and experiences with AHG.
- Establishing and delivering a best practice training program with customized materials to enhance the legal and customer service skills of the team, as well as providing guidance on policies and procedures to the wider organisation.
- Monitoring the impact of changing statutory and regulatory requirements on AHG, taking action to ensure compliance and the maintenance of best practice conveyancing standards.
- Supporting key stakeholders such as the Head of Financial Due Diligence, Director of Sales and Heads of Housing.

**About you**

To be successful in this role we’d really like you to have;
- Excellent knowledge of property law and property-related transaction processes, particularly conveyancing procedures
- Excellent understanding of compliance with internal procedures and external regulatory legislation, case law, and best practices.
- Experience of business and financial planning, including managing income through the property transactions budget and determining applicable fees for services.
- Commerciality & Problem-Solving - must be able to provide pragmatic, business-focused solutions on property law matters.
- Forward Planning - must have exemplary organisational skills and the ability to adapt and manage agendas that reflect evolving business needs and external factors.
- Collaboration & Influencing - must have excellent interpersonal skills and be able to build and maintain key stakeholder relationships at all levels across the organisation.

**Experience**:
Essential experience:

- Effectively dealing with a high-volume varied property-related caseload, including but not limited to new plot sales conveyancing and OPSO new developments.
- Excellent understanding of leasehold/freehold transactional processes.
- Application of placing the customer at the heart of the transaction and providing excellent customer service throughout the entire process.
- Advantageous but not essential experience:

- Managing a fast-paced team.
- Membership of IRPM (or equivalent).
- Previous legal in-house or private practice experience within the Older Person, Care or Housing Sector.
- Experience with the First Tier Tribunal, Housing Ombudsman and/or the Regulator of Social Housing.
