**Regeneration Development Manager**

**Location: Letchworth, Hertfordshire (Flexible working)**

**Salary: £58,886 per annum + essential car user**

**Hours: Full time**

**Closing Date: 22nd February 2023**

We’re embarking on an exciting period of growth and investment, building a range of high-quality affordable housing products to meet the needs of the communities in which we operate. Your task is to lead & manage the delivery of a portfolio of regenerationschemes and new-build developments. You will lead & motivate the activities of the Project Team to achieve the build and sales programmes and the full development potential of the site, within budget, specification, design and our risk appetite. You will buildstrong partner relationships, create opportunities and make new homes happen. You’ll support the team around you, so together, we deliver on settle’s growth ambitions.

- Build effective relationships with local stakeholders, our partners and the wider settle team.
- Be commercially aware and sensitive to change in the market, driving profitability by controlling cost and programme
- Bring forward a range of regeneration projects to deliver great places that support local neighbourhoods to thrive.
- Bring experience of designing and managing tenant decant programmes and phased regeneration, together with an understanding of the economics of regeneration
- Manage and support the Regeneration Officer delivering resident consultation, decants, resident choice etc.

**Making it happen You will**:

- Direct line manage, mentor and support team members delivering our shared ambitions.
- Appoint consultants and act as sole client during the development period.
- Secure grant funding for new homes. Manage project budgets and cashflows efficiently, working within our financial regulations.
- Demonstrate a sensitivity to the pressure’s regeneration introduces to a community
- Define & manage project risks, including updating project appraisals at all key stages
- Anticipate opportunities and risks, and their impact, and exercise good judgement
- Provide strong leadership, inspiration & motivation for the activities of your Project Teams
- Be administratively efficient and ensure good record keeping.
- Prepare reports and presentations to the senior leadership

**What we're looking for**:

- Knowledge of housing association development standards and processes
- Knowledge of planning law
- Knowledge of technical and financial feasibility studies
- Experience of pre-construction development management on regeneration or similar projects
- Experience of running resident consultation and decant schemes to enable regeneration projects
- Persuasive communicator with excellent negotiation skills
- Analyses own performance and offers ideas and gives feedback
- Create an environment where teams are empowered to put customers first.
- Initiates meetings with colleagues and external partners to share information

In 2003 the council homes in North Hertfordshire were transferred to a new housing association with the aim of improving tenants’ homes and creating the capability to build more affordable housing.
