**A little bit about what we are looking for...**

This role will provide a legal enforcement service to the Income Services Department including preparation, issuing and enforcement of Rent Possession and Money Claim proceedings relating to rent arrears and debt owed to PA Housing by current and former residents; preparation of pre-trial legal documentation relating to proceedings such as Witness Statements; working with external contractors attending Court Hearing's on behalf of PA Housing; and presentation of cases in the County Court relating to rent arrears and debt where Hearings are conducted remotely.

We are happy to offer hybrid working with this role; You will be required to be in the office for around 2/3 days per week with the rest being from home, however please bear in mind we may need you to be in the office more within your probation and training. It's important to us that you feel fully ready and confident in the role before working from home. Of course if you'd prefer to be in the office more, then that is completely fine with us too

**Your responsibilities...**
- Accountability for income collection and debt reduction targets for a patch or arrears band across various tenure types and income streams including rent and service charges
- A clear understanding of the legal process in relation to collecting debt, have the ability to advise tenants on their rights and how to mitigate the risk of losing their home.
- A clear understanding of the court pre-action protocol
- Dealing with all cases that have been to court, working out breaches, preparing eviction reports
- Have a clear understanding of welfare reform and the related benefits, have the ability to advise tenants on such benefits and how to mitigate risks associated with not making or incorrectly making claims
- Agreeing targets for productivity and performance during 121s
- Having a clear understanding of all exceptions in case management and providing the Income Team Manager with a time limited action plan
- Use the Tenancy Sustainment Team as effective tools for debt reduction
- Awareness and accountability for performance and effective service delivery for the wider business
- Positive contribution in team meetings and 121s and a proactive approach to identifying service improvements
- Accountability for identifying and addressing obstacles to rent collection by collaborating within the business or external partners and producing time limited action plans
- Provide an efficient and effective customer service in relation to income collection
- Provide the highest level of customer care and encourage tenancy sustainment
- Effective collection of income from various revenue streams and tenure types including rent and service charges
- Timely intervention to stop arrears in accordance with the income collection policy

- Practical experience of using Landlord and Tenant legislation and best practice
- Experience within a customer service environment working for a Housing Association or other public service organisation, in a capacity which involved face to face interaction with customers, resolving difficult issues
- A sound knowledge of Landlord and Tenant legislation and best practice
- Good knowledge of housing law and court processes such as pre-court protocol
